2023.06.02 14:54 sunnykcl Sober with a problematic drinking husband
I have been sober curious for at least 3 years. I have been a very heavy drinker for the past 20 years. My drinking during Covid got worse even after a Fatty Liver diagnosis.
Drinking is a huge part of our life. It is what me and my husband "do". It is our shared activity and is a part of all other activities we do. (playing games, home improvement projects, concerts, cleaning the house, hanging with friends, sports games, etc)
We have done Sober Januarys and Sober Octobers together in past, but he has always looked at these times as a "just a break". Deep down for years I have known this is a problem for both of us.
Due to high liver enzymes and my weight, I had a liver biopsy. I was hoping that it had not progressed past Fatty Liver. Unfortunately, it came back at the very early stages of NASH. I KNOW that my drinking career has to be over for good.
I have been sober for 40 days. My husband has been supportive and hasn't been drinking at all. When I was out of town, though, he did decide to drink on his own. This really upset me. I worry about his health. I worry that while he is with me sober that he will feel like something is missing. Our life has gotten very boring and monotonous.
Any advice on starting this journey while having a SO who also (although in denial and very high functioning) has a very unhealthy relationship to alcohol.
I am so scared of what this might do to our relationship.
Thank you in advance!

2023.06.02 14:54 Dismal-Jellyfish Do you have concerns about how Mortgage Originators and Secondary Market Issuers determine a mortgage's collateral value? How they can use automated valuation models (AVMs) to manipulate & overestimate property value, rife with conflict of interest opportunities creating securitization risk? COMMENT
| Six federal regulatory agencies today requested PUBLIC COMMENT on a proposed rule designed to ensure the credibility and integrity of models used in real estate valuations. In particular, the proposed rule would implement quality control standards for automated valuation models (AVMs) https://www.federalreserve.gov/newsevents/pressreleases/files/bcreg20230601a1.pdf Under the proposed rule, the agencies would require institutions that engage in covered transactions to adopt policies, practices, procedures, and control systems to ensure that AVMs adhere to quality control standards designed to ensure the credibility and integrity of valuations. The proposed standards are designed to ensure a high level of confidence in the estimates produced by AVMs; help protect against the manipulation of data; seek to avoid conflicts of interest; require random sample testing and reviews; and promote compliance with applicable nondiscrimination laws. AVMs are used as part of the real estate valuation process, driven in part by advances in database and modeling technology and the availability of larger property datasets. While advances in AVM technology and data availability have the potential to contribute to lower costs and reduce loan cycle times, it is important that institutions using AVMs take appropriate steps to ensure the credibility and integrity of their valuations. It is also important that the AVMs institutions use adhere to quality control standards designed to comply with applicable nondiscrimination laws. The Proposed Rule - The agencies are inviting comment on a proposed rule to implement quality control standards for the use of AVMs that are covered by this proposal.
- The agencies’ proposed rule would require that mortgage originators and secondary market issuers adopt policies, practices, procedures, and control systems to ensure that AVMs used in certain credit decisions or covered securitization determinations adhere to quality control standards designed to meet specific quality control factors.
- The proposed rule would not set specific requirements for how institutions are to structure these policies, practices, procedures, and control systems. This approach would provide institutions the flexibility to set quality controls for AVMs as appropriate based on the size of the institution and the risk and complexity of transactions for which they will use AVMs covered by this proposed rule. As modeling technology continues to evolve, this flexible approach would allow institutions to refine their policies, practices, procedures, and control systems as appropriate.
- The agencies’ existing guidance related to AVMs would remain applicable.
- The quality control standards in section 1125 of title XI apply to AVMs “used by mortgage originators and secondary market issuers to determine the collateral worth of a mortgage secured by a consumer’s principal dwelling.”
- The proposed rule would implement the statute by applying the quality control standards when an AVM is being used to make a determination of collateral value, as opposed to other uses such as monitoring value over time or validating an already completed valuation. Determinations of collateral value are generally made in connection with credit decisions or covered securitization determinations as defined in this proposed rulemaking, for example when determining a new value before originating a purchase-money mortgage or placing a loan in a securitization pool. Other uses of AVMs, such as for portfolio monitoring, do not involve making a determination of collateral value, and thus are not within the scope of the proposed rule.
- The agencies are further proposing that the rule would not cover the use of AVMs in the development of an appraisal by a certified or licensed appraiser, nor in the review of the quality of already completed determinations of collateral value (completed determinations).
- The proposed rule would cover the use of AVMs in preparing evaluations required for certain real estate transactions that are exempt from the appraisal requirements under the appraisal regulations issued by the OCC, Board, FDIC, and NCUA, such as transactions that have a value below the exemption thresholds in the appraisal regulations.
- Section 1125(c)(1) provides that compliance with regulations issued under this subsection shall be enforced by, "with respect to a financial institution, or subsidiary owned and controlled by a financial institution and regulated by a Federal financial institution regulatory agency, the Federal financial institution regulatory agency that acts as the primary Federal supervisor of such financial institution or subsidiary.”
- Section 1125(c)(1) applies to a subsidiary of a financial institution only if the subsidiary is (1) owned and controlled by a financial institution, and (2) regulated by a Federal financial institution regulatory agency. Section 1125(c)(2) provides that compliance with regulations issued under this subsection shall be enforced by, "with respect to other participants in the market for appraisals of 1-to-4 unit single family residential real estate, the Federal Trade Commission, the Bureau of Consumer Financial Protection, and a State attorney general.”
- The proposed rule would define “covered securitization determination” to mean a determination regarding (1) whether to waive an appraisal requirement for a mortgage origination in connection with its potential sale or transfer to a secondary market issuer, or (2) structuring, preparing disclosures for, or marketing initial offerings of mortgage-backed securitizations. Monitoring collateral value in mortgage-backed securitizations after they have already been issued would not be covered securitization determinations.
Rules on AVMs used in connection with making credit decisions: The proposed rule would apply to AVMs used in connection with making a credit decision. The proposed rule would define “credit decision,” in part, to include a decision regarding whether and under what terms to originate, modify, terminate, or make other changes to a mortgage. The scope provision of the proposed regulatory text would expressly exclude the use of AVMs in monitoring the quality or performance of mortgages or mortgage-backed securities. The use of AVMs solely to monitor a creditor’s mortgage portfolio would not be a credit decision under the proposed rule because the lending institution has already made the credit decision. The scope of the proposed rule would include, for example, decisions regarding originating a mortgage, modifying the terms of an existing loan, or renewing, increasing, or terminating a line of credit. The proposed rule uses the term “credit decision” to help clarify that the proposed rule would cover these various types of decisions. The proposal to limit the scope of the rule to credit decisions and covered securitization determinations reflects the statutory definition of AVM, which focuses on the use of an AVM “by mortgage originators and secondary market issuers to determine the collateral worth of a mortgage secured by a consumer’s principal dwelling.”23 The proposed rule would distinguish between using AVMs to determine the value of collateral securing a mortgage and using AVMs to monitor, verify, or validate a previous determination of value (e.g., the proposed rule would not cover a computerized tax assessment used to verify the valuation made during the origination process).24 The proposed rule focuses on those aspects of mortgage and securitization transactions where the value of collateral is typically determined. Loan modifications and other changes to existing loans. The proposed rule would cover the use of AVMs in deciding whether to change the terms of an existing mortgage even if the change does not result in a new mortgage origination, as long as a “mortgage originator” or “secondary market issuer,” or servicers that work on the originator’s or secondary market issuer’s behalf, uses the AVM to determine the value of a mortgage secured by a consumer’s principal dwelling. For example, the proposed rule would cover AVMs used in making decisions to deny a loan modification or to confirm collateral values, such as when there is a request to change or release collateral. In relevant part, section 1125 provides that an AVM is “any computerized model used by mortgage originators and secondary market issuers to determine the collateral worth of a mortgage . . . .”25 The agencies’ view is that the phrase “determine the collateral worth” broadly covers instances where mortgage originators and secondary market issuers use AVMs in connection with making credit decisions. Under the proposal, the agencies consider mortgage originators and secondary market issuers or servicers that work on their behalf to be using AVMs in connection with making a credit decision when they use AVMs to modify or to change the terms of existing loans. How I understand it: - The rule would cover a range of decisions such as mortgage origination, modification, or termination, and uses "credit decision" as a blanket term to simplify this. Think of it as the umbrella under which all these different decisions take shelter.
- The rule would differentiate between using AVMs for deciding the value of collateral securing a mortgage and using them to check, validate, or affirm a previous value determination. In short, it’s not about looking back and second-guessing, but rather about making fresh valuation decisions.
AVMs used by secondary market issuers: The language of section 1125 includes not only mortgage originators, but also secondary market issuers. Given that the statute refers to secondary market issuers and the primary business of secondary market issuers is to securitize mortgage loans and to sell those mortgagebacked securities to investors, the proposed rule would cover AVMs used in securitization determinations. In addition, covering AVMs used in securitizations could potentially protect the safety and soundness of institutions and protect consumers and investors by reducing the risk that secondary market issuers will misvalue homes. For example, misvaluation by secondary market issuers could in turn incentivize mortgage originators to originate misvalued loans when making lending decisions Such misvaluations could pose a risk of insufficient collateral for financial institutions and secondary market participants and could limit consumers’ refinancing and selling opportunities. How I understand it: - The proposed rule would also apply to AVMs used in securitization decisions, because secondary market issuers are typically busy bundling up these mortgages for selling to investors.
- By extending to securitizations, the rule could help protect the safety of institutions, consumers, and investors by reducing the risk of misvaluing homes. So, it's like a security guard keeping watch over the valuation process.
- Misvaluation by secondary market issuers could encourage mortgage originators to originate misvalued loans, a domino effect we don't want to see in the lending decisions....
- Such misvaluations could pose a risk of insufficient collateral for financial institutions and secondary market participants and could limit consumers’ refinancing and selling opportunities.
Appraisal waivers: The proposed rule would define “covered securitization determination” to include determinations regarding, among other things, whether to waive an appraisal requirement for a mortgage origination (appraisal waiver decisions). Under the proposal, a secondary market issuer that uses AVMs in connection with making appraisal waiver decisions would be required to have policies, practices, procedures, and control systems in place to ensure that the AVM supporting those appraisal waiver decisions adheres to the rule’s quality control standards. In contrast, a mortgage originator that requests an appraisal waiver decision from a secondary market issuer would not need to ensure that the AVM used to support the waiver meets the rule’s quality control standards because the secondary market issuer would be using the AVM to make the appraisal waiver decision in this context, not the mortgage originator. For example, both GSEs have appraisal waiver programs and are the predominant issuers of appraisal waivers in the current mortgage market. To determine whether a loan qualifies for an appraisal waiver under either GSE program, a mortgage originator submits the loan casefile to the GSE’s automated underwriting system with an estimated value of the property (for a refinance transaction) or the contract price (for a purchase transaction). The GSE then processes that information through its internal model, which may include use of an AVM, to determine the acceptability of the estimated value or the contract price for the property. If the GSE’s analysis determines, among other eligibility parameters, that the estimated value or contract price meets its risk thresholds, the GSE offers the lender an appraisal waiver. In this example, when the GSEs use AVMs to determine whether the mortgage originator’s estimated collateral value or the contract price meets acceptable thresholds for issuing an appraisal waiver offer, the GSEs would be making a “covered securitization determination” under the proposed rule. As a result, the proposed rule would require the GSEs, as secondary market issuers, to maintain policies, practices, procedures, and control systems designed to ensure that their use of such AVMs adheres to the rule’s quality control standards. On the other hand, when a mortgage originator submits a loan to determine whether a GSE will offer an appraisal waiver, the mortgage originator would not be making a “covered securitization determination” under the proposed rule because the GSE would be using its AVM to make the appraisal waiver decision in this context. As a result, the mortgage originator would not be responsible for ensuring that the GSEs’ AVMs comply with the proposed rule’s quality control standards. How I understand it: - Defining "Covered Securitization Determination": This term would include decisions about waiving an appraisal requirement for a mortgage origination, also known as appraisal waiver decisions.
- If these issuers use AVMs for making appraisal waiver decisions, they need to have policies and control systems in place to ensure that the AVMs adhere to the rule's quality control standards.
- Mortgage originators requesting an appraisal waiver from a secondary market issuer wouldn't have to ensure that the AVM used meets the rule’s quality control standards.
- This responsibility would rest with the secondary market issuer, not the originator.
- GSEs as an Example: When GSEs (like Fannie Mae and Freddie Mac) use AVMs to decide whether the mortgage originator’s estimated collateral value or the contract price meets thresholds for issuing an appraisal waiver, they would be making a "covered securitization determination". As such, GSEs would need to ensure AVM adherence to the rule's quality control standards.
- When a mortgage originator submits a loan to see if a GSE will offer an appraisal waiver, the originator is not making a "covered securitization determination", so they don't need to ensure GSEs' AVMs comply with the proposed rule’s quality control standards.
Other uses by secondary market issuers: The proposed rule would define “covered securitization determination” to include determinations regarding, among other things, structuring, preparing disclosures for, or marketing initial offerings of mortgage-backed securitizations. Monitoring collateral value in mortgage-backed securitizations after the securities have already been issued would not be a covered securitization determination. The proposed rule would cover AVM usage if and when a secondary market issuer uses an AVM as part of a new or revised value determination in connection with covered securitization determinations. For example, the GSEs use the origination appraised value or the estimated value in appraisal waivers when issuing mortgage-backed securities. Hence, AVMs are not used by the GSEs to make a new or revised value determination in connection with MBS issuances. However, because the GSEs provide guarantees of timely payment of principal and interest on loans that are included in an MBS, they are obligated to purchase loans that are in default from MBS loan pools. The GSEs may modify such loans and subsequently re-securitize them as new MBS offerings. In these instances, the GSEs may use an AVM to estimate collateral value for investor transparency and disclosure. AVMs used in this manner by the GSEs would be considered covered securitization determinations because there are new or revised value determinations. As discussed in part II.A.3 of this SUPPLEMENTARY INFORMATION, the proposed rule distinguishes between secondary market issuers using AVMs to determine the value of collateral securing a mortgage versus using AVMs solely to review completed value determinations. For example, AVMs used solely to review appraisals obtained during mortgage origination would not be covered by the proposed rule. How I understand it: - “Covered Securitization Determination”: This term would include decisions about structuring, preparing disclosures for, or marketing initial offerings of mortgage-backed securities.
- However, monitoring collateral value after securities issuance wouldn't fall under this definition.
- The rule would apply if a secondary market issuer uses an AVM for new or revised value determination in relation to covered securitization determinations.
- Although GSEs don't use AVMs for new or revised value determinations for MBS issuances, they do use them when re-securitizing defaulted and modified loans for new MBS offerings.
- In these cases, AVMs are used for estimating collateral value for investor transparency, and these instances would be considered covered securitization determinations.
- The proposed rule differentiates between using AVMs to determine collateral value and using them only for reviewing completed value determinations.
- For instance, using AVMs solely to review appraisals obtained during mortgage origination wouldn't be covered by this rule.
AVM uses not covered by the proposed rule Uses of AVMs by appraisers. The proposed rule would not cover use of an AVM by a certified or licensed appraiser in developing an appraisal. This approach reflects the fact that, while appraisers may use AVMs in preparing appraisals, they must achieve credible results in preparing an appraisal under the Uniform Standards of Professional Appraisal Practice (USPAP) and its interpreting opinions.33 As such, an appraiser must make a valuation conclusion that is supportable independently and does not rely on an AVM to determine the value of the underlying collateral. The agencies also note that it may be impractical for mortgage originators and secondary market issuers to adopt policies, procedures, practices, and control systems to ensure quality controls for AVMs used by the numerous independent appraisers with which they work. TLDRS: - The proposal discusses the use of automated valuation models (AVMs) by mortgage originators and secondary market issuers to determine a mortgage's collateral value
- Institutions engaged in certain credit decisions or securitization determinations would be required to adopt policies and procedures to ensure AVMs used adhere to quality control standards.
- The proposal also aims to protect against data manipulation, avoid conflicts of interest, require random sample testing and reviews.
- Data Manipulation: By implementing quality control standards and promoting transparency, this rule may reduce the risk of AVMs being manipulated to overestimate or underestimate a property's value.
- Conflicts of Interest: It may mitigate potential conflicts of interest where a party could benefit from the property's valuation being higher or lower than its actual worth.
- Inaccurate Valuations: The required random sample testing and reviews could catch systematic errors or biases in the AVMs that lead to inaccurate property valuations.
- Discrimination: By requiring compliance with nondiscrimination laws, the rule could address loopholes where certain properties might be undervalued due to location in certain neighborhoods or other discriminatory practices.
- Securitization Risks: The rule could help reduce the risk of mispriced mortgage-backed securities, by ensuring that the underlying assets (i.e., the properties) are properly valued. This is particularly crucial because undervaluation or overvaluation of properties could result in financial instability.
- How does this relate to GameStop?
- The broader economy is seeing regional banks blow up at these rates, what sort of stress will higher rates cause in the banking system with those trying to maintain their short positions for another day if they can't tip the scale on valuations on items that have become linchpins of their collateral down the line?

2023.06.02 14:54 sapphirekiera Closed last week!
Woot woot! It was an anxiety inducing stressful experience but I did it! I'm so excited to see what my partner does with the landscaping (he's into bonsai and fish ponds). We already had to drop some money on the well house (I expected this though) and the dishwasher wasn't working despite the inspection report saying it did. But I finished installing the new one last night, and it sure felt good!
Also, a previous buyer backed out because of the lack of internet. This didn't concern me that much, everytime we were at the house my cell service was great-including when we did the final walkthrough the morning of closing. That afternoon when we went back, NOTHING. Even text messages won't send sometimes! That has been super stressful, but all is good-a spectrum van is installing fiber in the neighborhood this week. So exciting considering how far up in the mountains it is!!!
Also wanna shoutout my grandma. Her and my grandpa did a good job managing their money. Without them, I don't know if I would have ever been able to be debt free and save up enough money to do this. I still worked my ass off for it though and I know she'd be proud of me and happy she was able to help my dream come true! This broke school teacher couldn't have done it on her own! 😅

2023.06.02 14:53 elgat0verde Leaving my narcissistic family having nothing
Hi guys
I am not one to ask for opinions over the internet because I am a huge believer of "doing what feels right"
But I am a bit troubled and I would like some advice from someone who has been through a similar situation
For starters I am 38, divorced (married a woman just like my mother... shivers)
I have two kids (5 and 7)
Was living in Utah in a good job and far away from my nfamily (sadly, far from my kids as well)
And was manipulated by my nfamily into coming back to work for them "cause of the kids, we also changed"
I bet some of y'all know how it it "we have changed, so come back to us cause we're soooooooo depressed"
A narcissist will never let go of the abused because they LOVE to feel superior in any way possible
Anyhow...
I am back at my parents house, just quit the job that i LOATHED at a call center (got tired of being insulted by random people) and only have around 45-50 bucks in my bank account (around 1000 pesos or so)
I have been thinking a lot about just grabbing my guitar, hopping on a bus and going to Texas but I also think about my kids, I don't want to be charged with "parental abandonment" or however is called
Plus, my ex is filling my kid's minds with poison and I don't want her to tell them something like: "see? Your dad abandoned you cause he doesn't love you"
I've felt enough pain knowing that my daughter doesn't even want to visit me anymore and when she does she's always looking at me scared.
I IN NO WAY have hurt anyone nor have I been an abuser (don't want people to feel like I've felt all my life since I've always been emotionally and physically abused by my dad and school bullies)
I wouldn't mind starting from 0 at all but I also don't want to feel like "I'm running away"
The first time I left was to run away and I spent 2 years far from my kids and only saw them about 20 days which was extremely hurtful (i adore my kids)
So IDK if I should wait to get kicked out of the house or just walk...
Any pointers? Any ideas? Should I just put up with them until I can just leave?
I can't find a good job that pays well (I live in a very small town in Mexico and am carless)
I'm sorry for the long post, I'm just losing it, and in getting physically ill from the stress (have a bad rash on my arms, stomach pains, anxiety attacks, etc)
Any help would be appreciated
I can clean and cook if someone needs a male maid lol
Thank you
Keep shining, stars
🫂💚

2023.06.02 14:53 OhGriggsy Thoughts on gifts to someone you aren't in a relationship with?
Let's say you've gone out on dates with eachother. Nothing is official, honestly not quite sure if it'll become official or how long till it does. We've been friends since October but been going out on dates more recently and things have been escalating slowly but surely.
What does everyone think or how does it look to give gifts? As an example. I bought her a cheapie perfume from a house (company) that she has several from before because we're both fragrance heads/addicts and I was already making a $200+ purchase for myself so the extra $15 was nothing.
Well I get her flowers every single time we go on a date because she loves them and between our busy schedules, by the time our next date is. The previous flowers usually end up dying anyways. So the gift I'm thinking about getting is the Lego flowers bouquet. She loves flowers so I think she would like them and well...they won't die.
Is this a good/thoughtful gesture or is it too much? I know the girl has interest in me. It's easy to see. However, she's also afraid of commitment with how busy and hectic her life is right now. It's why things are....moving forward I think but slowly. Just letting things vibe.

2023.06.02 14:53 07sparky87 Another contractor beat my price
| I’ve been working on a “design build” for a local package store owner. He owns a nice small package store in my neighborhood, and in January leased a space that used to be a small grocery store, to build another much larger liquor store. I’ve been working with him since then designing it- all open concept, service mount conduit everywhere for the industrial look. Industrial led pendants, two massive coolers, office, POS system, internet/ Wi-Fi, speaker system, the works. Landlord is providing the lighting, fire alarm and 200 amp panel existing, I would be providing everything else. My price was $42,000. Told him I would definitely give a big discount because I’ve know him almost ten years and it’s down the road from my house, directly next to a cigar lounge I wired. He sends me a text yesterday, saying he awarded the job to another contractor. I said thanks for letting me know, why did you choose him? The owner said, his price was $20,635. My materials including markup were about 18k, I quoted 200 man hours. Am I missing something? His price was LESS than half of mine? submitted by 07sparky87 to electricians [link] [comments] |
2023.06.02 14:52 Discipline-Empty Loneliness in marriage
I kept my young family together for years while my husband hid from the responsibilities that come with having a marriage and raising kids. He didn’t handle it well, the pressure. He will even admit to this.
This brings us to the current year, because of a medical condition my natural hormones are completely out of whack and I’m on meds to help. Like most of you can imagine, it’s been hard to adjust and I’ve been struggling. I’ve been honest with him about how I feel like I’m dying inside with these new hormones. I’ve been so depressed. I feel empty. I feel rage. I feel weepy. According to my doctors it’s fairly normal while we wait out my body adjusting. Twice in the last week it’s been thrown in my face that my emotions are causing chaos in the house.
I know they are. I’ve been open about it. I see it. Every time I’m annoyed or feel anything slightly negative, he takes notice and wants to talk about it. And if I don’t talk about it, then I’m not communicating. And if I’m not communicating then I’m not helping the situation. So what do I do? I talk about it before I’m ready and it goes to shit.
I’m on hormones. I’m basically a teenager again when it comes to my initial reactions to things. It’s not good and it’s not healthy but it’s where I’m at. I need time. I need to not have every emotion I feel to be given this amount of attention. That’s not healthy or good either.
I’ve talked myself blue in the face trying to signal for help from him. Please step up. It’s your turn. Please just step the fuck up. This isn’t fun for me either. Please. Please. Please step up, give me space, give me grace. Please just know I’M dealing with this, too…not just you.
Please take the reins this time. It’s your turn.

In the world of construction, demolition, and renovation, having access to the right tools is crucial to ensuring efficiency, productivity, and the timely completion of projects. When it comes to breaking through tough materials like concrete, asphalt, or rock, a jackhammer is an indispensable tool. However, owning a jackhammer may not always be a cost-effective or practical solution, especially for small-scale projects or occasional use. That's where jack hammer rental services come into the picture, offering an efficient and affordable alternative. In this blog, we will explore the benefits of jack hammer rental services and why they are an excellent option for various construction and demolition needs.
- Cost-effectiveness:
One of the primary advantages of renting a
jackhammer is the significant cost savings it offers. Purchasing a jackhammer outright can be a substantial investment, especially for infrequent or short-term projects. On the other hand, rental services provide access to high-quality jackhammers at a fraction of the cost. By renting, you avoid the upfront expenses of purchasing as well as the costs associated with maintenance, repairs, and storage. This cost-effectiveness allows businesses and individuals to allocate their budgets towards other essential aspects of the project.
- Versatility and variety:
Jackhammer rental services offer a wide range of jackhammer models to suit different project requirements. Whether you need a lightweight jack hammer for small-scale tasks or a heavy-duty one for demanding projects, rental services can cater to your needs. With access to a diverse range of options, you can choose the appropriate jackhammer with the right power, weight, and features for your specific task. This versatility ensures that you have the right tool for the job, thereby enhancing productivity and efficiency.
- Convenience and flexibility:
Renting a jackhammer provides a convenient and flexible solution for construction and demolition needs. Rental services typically offer short-term and long-term rental options, allowing you to rent the tool for the duration you require. Whether you need it for a few hours, a day, or an extended period, jack hammer rental services can accommodate your schedule. Additionally, the rental company handles the logistics of delivery and pickup, saving you time and effort. This flexibility allows you to focus on your project without worrying about the tool's maintenance or storage when it's not in use.
- Quality and maintenance:
Reputable jack hammer rental services ensure that the equipment they offer is well-maintained and in excellent working condition. Before renting out a jackhammer, rental companies conduct thorough inspections and perform necessary repairs to guarantee optimal performance and safety. By renting from a trusted service, you can rely on the quality and reliability of the equipment, minimising the risk of breakdowns or delays during your project. Furthermore, if any issues arise during the rental period, rental services often provide prompt assistance and replacement, ensuring minimal disruption to your work.
- Access to specialised equipment:
In some cases, projects may require specialised jack hammer attachments or accessories. Purchasing these additional components for a one-time use can be impractical and expensive. However, rental services often offer a range of attachments such as chisels, points, and spades, allowing you to customise your jack hammer for specific tasks. This access to specialised equipment expands the capabilities of your rented jack hammer, enabling you to tackle various types of demolition work with precision and efficiency.
Conclusion: Jackhammer rental services provide a cost-effective, convenient, and flexible solution for construction, demolition, and renovation projects. By opting for jack hammer rental, you can access high-quality tools without the burden of ownership costs, maintenance, and storage. The versatility and variety of jack hammers available for rent ensure that you have the right equipment for any task. With reliable and well-maintained tools at your disposal, you can unlock efficiency and power, completing your projects with ease. So, the next time you have a project that requires breaking through tough materials, consider the benefits of jack hammer rental services and make a smart choice for your construction needs.

Dear friends,
I'm writing this post with a heavy heart and tears in my eyes. Recently, I was deported from the country I've called home for years. I never thought this could happen to me, and now I'm struggling to make ends meet.
As an immigrant, I worked hard to provide for my family and be a contributing member of society. But now, I find myself in a new country, unfamiliar with the culture and the language, and without any resources to help me get started.
I'm putting my pride aside and humbly asking for your help. I need assistance with food, water, and rent. Every little bit helps, and I'm grateful for any support you can provide.
If you have the means to donate, please know that your contribution will go towards keeping a roof over my head, providing basic necessities, and helping me to get back on my feet. Your kindness and generosity mean the world to me, and I'll never forget the kindness of those who helped me in my time of need.
Thank you for taking the time to read my story, and thank you in advance for any support you can provide.

2023.06.02 14:51 shannoouns My nan wants to do equity release. I need advice.
My nan lives alone in suburban London and is struggling with the cost of living and wants to do an equity release. Nobody in our family thinks its a good idea and we need advice on what else we can do.
Our issues are:
If you do an equity release it sounds like you're stuck living in your house until you either go into a care home or die. My uncle is in a wheelchair and can't get into the house (the front door is up a 5ft flight of stairs). My grandparents should've moved 30-40 years ago when my uncle first started struggling to walk but they didn't...
If she does do an equity release that's it, she will never be able to have him visit her.
Also if she ever developed mobility issues she would be stuck on the ground floor. She won't be able to get out the house, the stairs are steep and at an angle that you couldn't fit a stair lift on.
The other issue is the house is worth about £700,000. The minium percentage that the equity released people seem to offer is 20% giving her about £140,000 and she says she only wants £30,000
Her idea is to put most of it into premium bonds to try and make some money back because she'd feel bad about everyone losing some inheritance. That feels pointless though when there's other options.
The obvious option is to move to a cheaper more accessible house but she doesn't want to hear it.
None of the family really live nearby and she says she's lonely but she won't move closer to anybody because she doesn't want to leave her friends. We could try finding a smaller, cheaper, more accessible house in her area but I'm sure she will find a reason not to move but it would solve a lot of problems.
She is not great at budgeting so another option would be to see where's she's over spending and help her cut back that way if she let's us, get her signed up for as many benefits as possible or get her a lodger.
Just wondering if anybody has any advice or other options.

2023.06.02 14:50 Carneliancrystal AITA 25f for “provoking” my BF 26m
We’ve been together for 4 years with the last year being on and off. Once I moved out, after a month we were back in communication and “working” on our relationship, his words! The weekend I was supposed to meet with him and discuss our relationship I got sick, this was a very traumatic time for me, Dr. couldn't figure out what was wrong. I've always been a slim girl with my height weighing about 150 lbs. When I left the hospital I was 111lbs. During these 2 months, I lost my job, and both my grandfathers. While going through this he never came to check on me, I never got any calls unless I called him. When I was feeling a little better I went to our old apt to get the rest of my things, I guess he forgot I said I was coming by that weekend. Even though I had a key I still knocked when I got there. While I'm there another woman with a key walks in and that's how I found out why he switched up from wanting to fix things to going ghost when I needed him the most. I couldn't believe how much I'd been there for him and he could replace me in a month.
Fast forward 6 months, to the present day. I moved back in with him. I needed to save plus where my mom lives there aren't many well-paying jobs. I was sleeping on a mattress on the floor in my mother's narcissistic BFs house who didn't want me there while they both went through my things while I would be at work. I saved enough to move but I knew it would be hard trying to come up with time and other streams of income while paying rent. So after 3 months of begging and pleading his case, I decided to move back to the apt where it was my couch, tv, bar cart, etc... Things that I bought. This brings us here, his excuse for not checking on me and being with that girl is that he was single. Lol, he's technically right, but it doesn't stop the hurt or the feeling of betrayal, I guess a month and a half was enough to forget 3 years, oh well. Since he's been a man of his word and I guess in his way trying to be a better man than he was before until... I saw him post a meme referring to girls with a certain type of dog, the complete opposite of the dog I have, and wondered who he was talking about, I asked him on his ig story when he posted and didn't get a response. Later that night I went through the phone. Smh. I found the old messages of the girl I feel he chose over me and you can only guess what I saw. Not only did she have the exact dog that was in the post I saw messages of him saying “I meant nothing to him” how I'm weird B for popping up at his house the day I found out about her and so much more! I was triggered! I woke him up out of his sleep at 11:30 pm and was pretty much going off about the subliminal he had posted about her and the dog. He tried to manhandle me to get me to stop going off and slapped me and pushed me to the ground. He apologized but said it was my fault for how I came at him. AITA?

2023.06.02 14:49 PatrickMcEvoyHalston Love for "There are Doors"
It's about a guy who lost a mother who may... as diagnosed by Laura, have been his best friend, but may also have simultaneously been a predator, someone who kept him all to herself (and thus like "WizardKnight's" Able, someone who delayed his further development?). The narrative works to help him save face, as he couldn't bear to face real truths. So he obviously was in the sanitorium for desiring a sex change into a woman, for this would be a way to incorporate the lost mother back into him, just like for Severian, incorporating Thecla was his way to incorporate his lost mother inside him. But since this would fragment his slim sense of self-esteem, make him feel less a man, less structured, the narrative allows him the face-saving reality that, no, he was there for alcoholism. IT REALLY IS HIM that seeks a missing masculinity, however -- and this fact is really made near overt in how he has the old European, the man's man, Klamm, admire how he punches North straight in the nose -- but this is posited into North when he lusts after the boxer Joe, who's "strong as a couple bulls," a surprising development when it happens in the text because North otherwise had been portrayed as a kind of emblem of terrorizing masculinity who by himself could disrupt the alternative world's otherwise assured matriarchal society: he's this text's bullysome, Stanley Kowalski, the, himself, already-a-bull. (The overt anger he feels towards his mother is mostly displaced onto North as well. Not entirely, however, for he allows himself some when he sums up his impression of the old woman whose textual role is to refuse him.) There's a sense that to get Laura back to him, he's going to have to get her from her current partner, Klamm, who pretends she's his daughter. There's a sense here that Green's nearest double in Wolfe's fiction surfaces near the end of his career, with "Borrowed Man's" Ern, who has the same sort of relationship with that novel's overt exemplum of female-power-disrupting masculinity, Dr. Fevre, as he begs one his daughters-that-are-there-for-sex off of him. (Mind you, though in this case he doesn't beg for it, "Peace's" Weer does collect sex off of another man's teenage daughter as well. Maybe his main protagonists hope that through sex with the girls they're also acquiring some closer proximity to the particular Father who lent them to him? Maybe it's not only about the girls themselves, but about gaining some of he-men they carry in them, via sexual or biological ties?)
Laura shames him at the end. Informs him that to her, she's just a cute dog... one of a number she might admire briefly but then lose interest in. This doesn't work to repulse, but rather gets him excited, gets him even more desiring of her (there's a lot of this in Wolfe, no? Women who inform their mates that they'll use them and dump them, with the hero becoming excited by the prospect? It's Able's relationship to Disiri as well, however this gets corrected in the end when Able finally learns to reverse the power-dynamic between them and learns to call her.). I think there's a sense that rather than critique him here for having no sense of self-respect, that what we should do is note that he's doing the right thing. He seems in need to finally force something upon her, rather than be the one who is used. This.... this registering, this better-focusing, would amount to a recognition that he wasn't just the sad puppy she had taken him for. And he gets this. He forces a change in mind in her, he earns it, and this is a recognition from her of his genuine masculinity. For the first time she makes him feel a man, someone a woman might seek out for his own masculinity.
Of all the three lovers we hear of of Laura, Green has the least traditionally manly of occupations. Klamm I think is a president's advisor, the other is a captain of a ship, and Green works as a department store clerk selling furniture to old women. Green's battle with the old woman to reclaim a desk he sold to her feels a bit like he's engaging a more serious battle as well. He calls her a bitch I think at one point, but he does make as strong a case he can to get the desk from her. She won't do it at first. Emphatically, no way... but he nevertheless does have some impact on her, and she eventually changes her mind and gives it to him. There's a sense, if you will, of Peace in this book, compromise, a working solution, between parties ostensibly widely apart, not just the war of realms between North's "American" "masculinity" vs. the alternative realm's goddessian matriarchy.
The teenage doll of Laura he keeps by his side puts this protagonist into the company of many of other of Wolfe's main heroes who keeps some teenage lady doll by him. Most times we won't notice they amount to the same, but it's what's going on in "Latro" and in "Sorcerer's House" (with Winkel, the fox)... and possibly in "Land Across," with the hand he keeps in his pocket (and possibly in "New Sun," with Dorcas being a revived doll, according to Agia, and Baldander's being tended to by a living doll). I found some sympathy for his keeping her by him, this talking girl-doll. It's so overtly sad... like "Free, Live Free's" clown who sleeps in a coffin is, or even perhaps how "New Sun's" Hethor is, with his sleeping with a doll, is, or how "Soldier of Sidon's" magician who keeps a doll is. I think because it shows some ability to actually admit to what other's would call a perversity, a need for a steadying fetish, even if ridiculed for it. (If anyone ever argues there's a million miles of distance between some of Wolfe's overt villain "weirdoes," like the transexual Eurkyles, who exults in his new female body, and his heroes, don't believe. Usually they exist in the text to "take on" what the hero himself feels inclined towards but can't admit owing to shame. In Latro's case, he doesn't need as much the sexual transformation to reclaim his mother because the text keeps fostering the Mother back onto him; he isn't as lonely for her.)
So he's normal for me in that... because he's a clerk (rather than, say, "home fires's" Skip who's a great lawyer, or "Land Across's" Grafton who's a notable, successful travel writer, or "Borrowed Man's" Ern who was a successful mystery writer) who sells stuff to old ladies, because he, rather than North, is so obviously the one who desires masculinity from other Real Men (and, with his viscously attacking the old woman by calling her a bitch, is really the one who has a score to settle with women), because, rather than hide this from us, has the woman he says he loves admit she chose him because his best friend was his mother, that is, because he was a vulnerable mother's boy, he's one of the least armoured of Wolfe's heroes. Other protagonists in Wolfe may carry some of the same attributes, but they arrive in text better armoured -- for example Silk fears he's a milksot, a mamma's boy, too, but he's described as someone who was so broad-shouldered Remora imagined that this tough neighbourhood he was dispatched to would have, in him, met their match, and Blood... the very formidable man from the streets, pulls back from him upon first meet because he sensed he was considerable trouble.
He's not, to refer to Stephen Saperstein Frug's complaint about "WizardKnight's" Able, a Mary Sue.
I wont' talk here about Green's Redface episode, but it is there in the text.

2023.06.02 14:49 redditaccount760 Looking for testimonies re: moving back to France.
Our situation: I am french, my husband is American and we currently live in the US. We would like to move back to France, we don’t really have a region in mind (although we would like to avoid the Alsace-Lorraine region). We would like to get a small farm in rural France, hopefully buying the house cash as I know how the banks are very picky and we won’t have a job right away. My husband is studying coding so he’ll be able to work remote once he has his resident card. He’s also a veteran and we are currently waiting on his disability rating, so this will be an added income.
I guess I’m mostly looking for testimonies of Americans and/or French who moved (back) to France starting from scratch. If you’re comfortable sharing, what budget did you have to start over?
My plan is to sell our US home and everything we own, get plane tickets to France, get an Airbnb while we tour houses, buy a house. Is this realistic while doing all the paperwork for my husband to get his resident card (which I will have started before moving of course)? I know he will have to take French classes at the OFII, can these be done remote instead of in person?
Anyone living in France and doing full stack developing fully remote? Are you comfortable sharing how much you make? I’m just trying to get an idea of what our budget will look like. I know salariés can be drastically lower than here in the US.

2023.06.02 14:48 Lewzerrrr Need help with Nextbase 622gw connectivity
Hi,
Apologies if wrong place, tried getting through to NextBase support but seeming impossible
I bought the Nextbase 622gw bundle and had it professionally hardwire fitted.
Set up the Nextbase app and connected but having trouble now with connecting and viewing the footage
I just made an hours journey and wanted to review the footage, I bought the dashcam inside and turnt it on, connected via the app but then the dashcam turnt off after a minute with full charge
I then thought maybe it needs to stay in the car, I connected it back to the mount and car and it stayed on however when I clicked on dashcam in the app I couldn’t get any of recent footage and it wouldn’t let me click on them on the app, said they needed to be downloaded. I could see some footage on the dashcam itself but not the journey.
I went inside and kept the dashcam in the car connected but now it’s saying waiting for a connection
I guess my questions are:
Does the dashcam need to be on for me to connect via the app? Should it not be permanently on due to being powered by the car? Why is there a difference of footage between the dashcam and the app? Why does the dashcam automatically turn off when I bring it into the house
I will pop into Halfords after work

2023.06.02 14:47 Archtects Can I/Should I get an IVA Debt loan or a DEBT consolidation loan if I dont really need it?
"November" my mortgage is finally paid off! No more 36p lidl microwaveable rice for me I can treat my self too Sainsburys 50p rice instead.
I have a couple of debts that come to roughly 22 - 25k
- 3K on a 0% purchase card until august (paying of min, but can pay it all off now if I want) [72£ a month]
- 4k Loan for wedding [92£ a month]
- 15k loan for house stuff [279£ a month]
- 3k loan for car [83£ a month]
All of these should be done in the next 3 - 4 years, meet the payments without any issues at all. Basically wangled it down so my entire wage covers all our bills/food/mortgage and the loan payments.
Once the mortgage is gone ill be saving 683£ (shared ownership) a month. about 7000£ a year saving, take a way a little for some frivolous spending. Like the occasional pack of branded donuts :O. Which means if everything continues as is, 2 years ill have the cash to pay most of the loans off.
But of course a lot can happen in 2 years, Would it make sense to take out a debt consolidation loan or IVA and bring the monthly cost of each down considerably and spread it out over more years and if all goes well pay it off sooner?
Or am I just over thinking everything as usual?
Would it make sense? or would it be more of a last resort kind of thing?
