Unfortunately I’m in a messy spot. My wife and I put down $81k as a deposit a year ago on a house. Fast forward with interest rates rising, we don’t qualify. The problem is the REPC (purchase contract) is so damn airtight, there are literally zero buyer contingencies!
We tried to use a seller default and got an attorney involved. We did an informal mediation and the builder was only willing to give $30k back.
Problem is $81k is a years worth of salary for me. Our attorney thinks we have a 65% chance of losing if we go to litigation on the seller default piece, not a strong argument.
Can we make the builders life miserable with a public awareness campaign or are there potential litigation options? The contract is literally 21 pages long and we had less than 16 hours to review and sign it back when the market was smoking! We outbid like 12 other people!
Anyway, any legal tips or advice? Do we try and hire a big firm to scare them? We already hired a cheap one which didn’t really get us anywhere other than talking with their counsel. Kinda stuck at next steps.

I have been doing telehealth for the past three years and very much prefer it over in-person.Yesterday I was contacted for a project that I would love to participate in. But they want in-person therapy. They've offered me the use of their offices but it's a 2 hour commute so I'm not even going to consider that.
My house is not set up to meet clients. I might consider redecorating my home office if this projects blows up.
My best option seems to be the dining room. It's part of an open floor plan that includes the kitchen and opens up to the living room. The space is very minimalistic and honestly feels pretty neutral to me. My two cats do roam freely though. My client and I would be sitting opposite each other at the dining table. Would that be weird? It feels a lot more formal than what I'm used to. I do know of some other therapists who do sessions seated at a desk or table with their client.
For this project, my clients would be law enforcement personnel. I kind of feel like that speaks in favor of my idea since they are probably used to a more formal environment.

My name is Will, Australian citizen, lived in Victoria for 23 years, I'm 38 years old, father of four and a loving husband. Never been in trouble with the law, worked hard all my life in I.T (Dev Ops, Network Security) post my workplace injury.
In Nov 2018 I was put on workcover after a long bullying campaign and diagnosed with multiple psychiatric injuries as follows, PTSD, Depression, Severe social anxiety and High anxiety. I suffer paralysis inducing night terrors, loss of cognitive and verbal ability and numerous other health issues as a result of my workplace injuries. Workplace/workcover admit fault and accept that it was caused by my workplace. I have been subscribed a long list of medication, Mirtazapine, Sertraline, Zopiclone, Melatonin, Diazepam, but none of which worked for me and only made my conditions worse.
In around 2020 after reading a lot of research myself, I got and paid 100% myself with the help of Dr Soroush Habibi at Pro Wellness for TGA approval for access to medical cannabis for the treatment of PTSD (yellow spectrum oil then blue spectrum oil later as it worked wonders for myself, I need high doses of THC). I am thousands of dollars out of pocket for my access and the medication.
I have been working with Maurice Blackburn from the start in trying to get the help and support I need, but they are not over helpful with regard to anything to do with access to medical cannabis. The insurer which was Xchanging but is now Gallagher Bassett have reimbursed me for consultations in the past with Dr Soroush Habibi at Pro Wellness but nothing more, not for the cost of TGA approval or any medication I was prescribed from him.
Currently, I have just had my last IME with the report coming back as, "The WorkCover Insurer assessed your level of impairment at 20% pursuant to the Guides to the Evaluation of Psychiatric Injury for Clinicians (GEPIC) in regard to your psychological injury....."
I am currently only on Diazepam/Valium, which I have become highly addicted to and now using higher and higher doses, as it the only drug available to myself that calms me and lets me sleep.
After speaking with my lawyers yesterday we are going for one final dispute, they are under the opinion that I will not hit the very high 30% impairment level required to take further action. I did ask about access to medical cannabis again as it has been rejected by Xchanging and Gallagher Bassett in the past. I received an email from Gallagher Bassett in the last few days stating they are still going to be covering any reasonable medical costs related to my workplace injuries. So I raised it again with Maurice Blackburn. I was told they can only push/fight for reimbursement and access to medical cannabis to be paid by the insurer if I can provide something new to present them with, new research that medical cannabis will be an effective and safe method of treatment.
Today I got another reply from my lawyers as follows, Hi Will, There is no timeframe in which you can ask the insurer to fund the treatment or provide further information. My advice is that it will be difficult to convince the insurer to fund the treatment, and you will likely end up back at the Medical Panel. To strengthen your prospects of winning at the Panel, I have recommended that you obtain additional information to support your need for the medication. In the event that you request funding for the treatment, and this is rejected, I can refer you to our internal disputes team who will be able to assist you through the dispute.
This is where I need help, my wife (a primary school teacher) is 6+ weeks into a serous back injury of which she may need surgery, I have one teenage child living at home and work as a causal farm hand as my conditions do not allow me to work in an office environment, it is looking like I'm going to have to sell my house as my wife is now using her long service leave that won't last much longer.
I need advice on what I can provide/present them with, new research that medical cannabis will be an effective and safe method of treatment for my condition. The workcover system is broken and abused by so-called "Medical Professional". I hope I may be able to help change the system so anyone else in my position in the future does not have to have their conditions worsened due to the stress involved in dealing with them, and can access the legal medication they require.

• One time we were grocery shopping and there was another man on the aisle with us and my dad grabbed my shoulders and pushed me behind him and guided me to the next aisle and told me that that man was a predator
• Any time my mom would go out of town my dad would have my sister and I come sleep in the bed with him and he would cuddle us (like spooning). If my sister went out of town with my mom, it would be just me and my dad in their bed cuddling. This continued up until around high school age when I started feeling more uncomfortable with it and I remember my mom making a comment that she thought it was weird but she never did or said anything else about it. When I started refusing to sleep in the bed with him when my mom was out of town, he would get upset and try to make me feel bad about it.
• He started giving my sister and I massages when we were toddlers. He also would always ask us to massage his neck, back, and feet. This continued through high school. He would always offer to massage my feet (him at the end of the couch with my feet in is lap) and I noticed when I developed breasts he would push on feet to make my breasts bounce up and down and he would laugh like a child. I started keeping a throw pillow tight to my chest when I laid on the couch after that started happening. I also remember my mom making comments about it being weird multiple times but my dad would shut her down.
• He would also tickle us a lot even when we asked him not to. Either grabbing our waist or tickling our feet. He would also slowly trace his finger over our palms and fingers in a way that felt intimate but maybe I'm reading into it?
• I had to mow the lawn growing up and when I went through puberty he started making "joking" comments like "you should mow the lawn in your bikini."
• He came back from a trade show and was telling me about how one of the booths had a woman in a bikini handing out product samples and he "joked" that I should do that for his company's booth.
• He made comments about my appearance growing up that made me uncomfortable like "WOW you look like a model", "you look just like your mom", and sometimes would be like "oh my goodness" "jokingly" and cover his eyes, or make a gasping noise
• When I went through puberty and started my period/developed breasts my mom made me get rid of all of my tank tops and anything that could show off my new boobs or body too much. My parents also gave me a purity ring at this time and made me sign a contract.
• After puberty I started noticing him glancing at my body in a way that made me feel like he was checking me out and I noticed he would also check out my friends when they would come over. It makes me feel sick to my stomach. I don't feel comfortable wearing a bathing suit in front of him, or shorts, dresses, anything that accentuates or shows off any part of my body really.
• I remember from a young age he would always objectify and make comments about women's bodies and just stare in a creepy way. He would do this watching tv and in person. Any woman he found unattractive he would call a dog.
• He would also fondle and grope my mom in front of us and she would ask him to stop and he would laugh and mock her and keep groping her. There were multiple instances when she would break down crying and he would gaslight her feelings and reaction.
• This one may be completely innocent but in combination with the rest it has me questioning it. He would take me shopping a lot and I would come out of the dressing room and show him everything I tried on and sometimes he would take pictures. When my mom took me shopping instead, he would ask for a "fashion show" when I got home.
• When we watched the brady bunch I remember him saying that I reminded him of Marsha brady and him saying that all the boys used to have a crush on her. He also would say that he had a big crush on her when he was a kid.
• One time he called me into his office and told me that he had a song to play that reminded him of me. Then he played the song “Brick House”. After I stood there awkwardly, he tried to backtrack and it was really uncomfortable.
• He told me about objectifying comments his friends would make about me.
• Another thing I find strange is that apparently my grandmother told my uncle that my dad molested him when he was a child. And my dad sat down with my uncle and grandmother and had her tell my uncle that she lied to him about it.....
• He would mock and belittle me when I showed interest in something or tried to share about something I was interested in.
• He would also dismiss and question where any thought or opinion I had came from. He still does this.
• When I would show emotions he would say I was being overdramatic.
• He told me multiple times that he liked me better than my sibling and that I was his favorite.

I am 21 F and I was 13 -15 when it all was happening. My brother was 17 when he started to get weird. He started to try to hug me, compliment me, ETC. My whole family never ever acted like that towards me, they always yelled and hit me, so I was very weirded out. This went on for around a week, until he came into my room in the middle of the night. I woke up to him, shirtless and touching my chest under my shirt. As soon as he noticed I woke up, he covered my mouth and told me not to say a word or he'd kill me. I was absolutely terrified. This started to happen every night, but every time it was worse. Maybe a month since it started, he raped me. It hurt so fucking bad, I was even bleeding. I hurt for a long time. I screamed and cried for him to stop but he just kept going. After he finished I asked him why he was doing this to me, and he just said "It's all you're good for." then walked out of my room. I believed him, and I started to hate myself, so I started to self harm. He didn't care whatsoever, he kept doing it every single night. When I turned 14, I finally worked up the courage to tell my dad, but he didn't believe me, he just said I'm just sensitive, and that I'm trying to get my brother in trouble, and that he is just 'teasing' me. My self harm got worse, but SH wasn't enough, so I tried to kill myself. It obviously didn't work, and I was hospitalized for a few days. They wanted me to start therapy, but my dad couldn't afford it, which absolutely sucked, everything went back to how it was, I wanted to try to kms again but I had no way to. The rape just continued, until I was 15, and I hit puberty. He just stopped, I'm guessing either he didn't like how I looked, or he didn't want me to get pregnant.
As soon as I turned 18 I moved as far away as I could, with no contact with any of my family, and I haven't seen them since, and I am so glad. My life has been so much better, I have an amazing job that I love, amazing house, amazing friends, and a cat. I do wish I could have had a better time as a teen, but oh well.

I fell in love with a polyamorous guy and I'm starting to think it's the worst thing I could have ever done. He's the only person I've ever wanted to spend my entire life with the one person I could be happy with and not need anybody else ever. But I will never be the only one. Plus this man's lack of communication is very frustrating. You will be speaking to him and no word of a lie he will give one, two, or mabye three words as a response.

I also feel like the only times he talks to me is when he's in the bathtub, when he goes with his fiance to her boyfriend's house, sometimes when he's at work on breaks or lunch, and sometimes on the bus going home. I also don't have his number and we don't video chat since i live 8 hours away.
Which leaves us to talking over Snapchat and not being able to have full long conversations. Plus when you do talk you will ask him things and he will often not know what to say. It's only when you question the fact that he doesn't know what to say that he will then give kind of an answer. But its very short like 1 sentence.
Also I will try often to tell him things that nobody else has ever said to him before that make him feel special. Very romantic things and this man again will not know what the hell to say. Or when you ask him has anyone ever said that to you before? He'll say his fiance has but not in those exact words she used different words.
Which is honest but at the same time it makes me feel like there's nothing I could say or do that she hasn't already said or done you know? So what's the point of someone getting into a poly relationship with him other than the sex? Which he and I do not do because I do not want sex whatsoever plus how far i live away.
He also told me that our emotional connection is so strong and amazing because of that (no sex) and in a different way then what he has with his fiance. But I'm not going to lie it really hurts knowing that I'll always be second in his life and that everything I say she's already said but differently.
So if he's trying to form a relationship with me how's it going to work with this little of communication. On top of that we were talking earlier while he was at work and he was barley saying anything. I wrote him this big massive 26 page write up about how I felt about him using Samsung Notes. Sent it to him via Snapchat he read it and said he had no words.
But he did send me a bitmoji of him kissing my cheek and that was it. He said sorry was at work and not having a good day. Then told me later on he'd give me a deeper response. Which I know he's not going to do because he always says he'll do things like message me later respond better later and never does.
So I just thought to myself okay I know it's not going to happen but not going to worry about it because I'm used to it by now. Then I responded with is there anything I can do to make it better sorry to hear. What's something your heart needs right now. I will go to the ends of the Earth and back to make your bad day the best is ever been.
Well this man then took 4 hours and 9 minutes to respond and all he had to say was awwww just hearing that helps. Now I don't know why but I literally read it as if he was patting me on the head telling me that. Like that's just the first thing my brain thought of when I read it out loud. I know it probably wasn't meant that way but it's as if he was talking to a kid and patting them on the head you know like aw thanks kiddo.
I mean I don't know how this man can be Poly with anyone when his communication is this poor. Not only that but when you try to talk to him about the whole poly thing and discuss stuff. He pretty much just says we'll see where things go or again he doesn't have an answer and doesn't know what the hell to say. And last but certainly not least he was talking about me his fiance her boyfriend and him all moving in together one day.
But then said If someone else ever comes along another female he would speak to both of us me and fiance about her joining the relationship. Now I haven't said yes to being in a relationship with him yet were taking things slow and everything I mentioned above lack of communication no phone number no video chats it makes it super hard. I mean you can't form a connection with somebody even though he said we did with this little to go off of.
Also if he's going to be bringing more people into this relationship on top of just me and his fiance if I decide to join. I can see things becoming a disaster because of how little he communicates with me. So what's it going to be like with a third woman in the mix plus he works a lot so there's that too. I just honestly don't think either of them him and his fiance knew what the they were getting into or really thought this through just my thoughts though.
Because the day before yesterday he had taken a mental health day off work and went with his fiance to her boyfriend's house. While they were there she gave him two Edibles because she takes them for medical reasons and he was higher than a kite when he was talking to me. He was upstairs she was downstairs and he was telling me I hope she's doing him (her bf).
Because he said something about her being afraid of losing her connection I think it was or closeness with her fiance my guy friend if that made sense. So what I'm taking from that is she's scared to get close to the boyfriend because of that just my interpretation though. Which I get but at the same time if you're so worried about that why bother doing this whole poly thing.
Unless you just make it about the sex so that you never have to worry about losing your strong connection with your partner. But again just my two cents. And the only thing I'm concerned with really is me and anybody else they try to bring into the relationship because I feel like we're going to get hurt. Especially if they're trying to hold on to their connection with each other to keep it strong and then not wanting to get to close to us because of it. But those are just my thoughts what are yours? Is this a good situation to get into?

I'm not sure if I need help. I probably do, but I don't know where to start.
My mum and pops are amazing individuals, but the life i had with them when they were still together was hell for me. My dad constantly cheated on my mom. Then, it reached a point where I would have to protect my baby sister from seeing and hearing the physical, verbal, and emotional abuse. Our house was a one bedroom household with thin walls and no door, so we constantly witnessed my mom getting beaten up by my dad. We told her to leave him many times, but her own childhood trauma wouldn't let her raise her children without a father. From witnessing my mom fight my dad's mistress, to my dad moving to another country to start a new life with his affair partner, to my little sister confising our uncle for her father, to witnessing my mom's cry for help, to my dad telling her he didn't love her and so many more things my mom stayed with my dad. She would beg my father to stay with her and to change for his family his response was always the same " A bitch like you will never change me." The abuse reached to a point where my family wouldn't even intervine when my dad was beating my mom because she didn't want to leave him so what where they suppose to do. I almost got stabbed by my dad's mistress in our house property, which is when my neighbors got involved because it affected me. My mom finally decided to leave my dad because he got hooked to drugs and alcohol. He tried to hit me after I tried to stop him from raping my mom. I remember that conversation vividly. I told him that I hated him and to stop hurting my mom. He didn't like it and told me he will show me how to respect him and he was taking his belt of to hit me but my mom tried to stop him and then my grandma burst open the door and threatened him to let us go. So he did, and that was the last day my mom tolerated his bullshit. She separated from him after that incident. But my dad continued harassing and he almost killed my mom, and if I hadn't woken up, he would have killed my mom. He told her that he was going g to kill my mom and me and my sister, and then he would kill himself so this family ends and no one has a happily after. He ended up moving out of the country and got married again.After he started dating his current wife, he left my mom alone. I have talked to my dad about a therapist, but he told me no. My dad is a changed man, and I'm proud of the huge life changes he had. Nevertheless, I feel he disqualifies my trauma and states that I need to leave the past behind and that he doesn't remember anything I tell him he put us through. I believe it's because of the drugs. But what infuriates me is the fact that he discredits my feelings. When I confront him about him not helping us financially, it's always the same result. His new family is always involved that they suffered with during covid when he lost his job and that they lived every day, not knowing when their next meal would be at. Also, when he got sick with his heart, they were there for him and that they were with him in his tough moments in life moments were weren't present.Thank God his heart is doing better. I really appreciate them for being by his side. But I don't think he understands that the reason we aren't there with him is because of him. I understand some people aren't meant to be together, but the reason why my mom decided to leave is because of his actions. His wife has a daughter from the previous marriage, and he treats her like his daughter. He sometimes treats her better than us, and I'm aware that this girl witnessed her biological father beat her mom up, and then she witnessed my dad beat her mom in their early stage of their relationship. I'm not discrediting what she went through, but what annoys me is the fact that he says that she suffered with him, yet he discredits my traumas and states that the past is in the past.
My present problems
After my mom left my dad, I had a habit of biting my nails and the skin around my fingernails; an uncontrollable leg shake; a habit of biting any object I had in my hand and I became a paranoid person. I'm aware that I constantly seek attention and that I'm a pathological liar when it comes to my life events. I constantly feel like my life has no meaning, and I don't have a lot of friends. I only have 3, and during my high school life, I never made friends. You would have to approach me for me to talk to you. Currently, I'm in university, and I'm still the quiet, shy, reserved girl. The person my 2 friends think I am is a complete fake persona. My mom thinks I'm the perfect daughter, and that's not even true. I had a guy who was truly into me, but I couldn't communicate my feelings, and I was afraid that my feelings for him were becoming strong that I broke up with him and he didn't give up on me. He still finds me, and I recently started chatting with him again. I don't know what to do with my life. I feel lost and hopeless. Honestly, I just want to end it and stop being a burden.

So this is my first wipe playing EFT have the game for 11-12 days now and my first game today was going to shorline as scav and I directly spawned in the kinda of resort in the middle of the map which I know there’s good loot there so I go all around don’t actually know where to find good loot so I just go in every single room every single floor and I was surprised I didn’t even see a pmc or scav the whole raid so I felt comfortable then I go in this room near a kinda of cinema where the couple computers and while looking I was screaming ‘let’s gooo imma get my first GPU I feeeel it’ just for kidding n all and I actually fkg get it I was so excited so I’m like I’m just gonna extract but my greed kicked in I was like I’m gon stay a 2-3 mins and leave when there’s 5min yo the end of raid at 6min left I check the extracts and I see only the ones I don’t know of so I start panicking I look for a Google map I see there’s house fence wtv it is nearby I go for it at 1min left I got the fence of end of map so I know I’m close I run south for couple seconds and I’m like nah I’m sure it’s North so I go North just to arrive at where the fence end and there’s mountains and there was 25sec left…so at this point I know I fkedup so I started crying. I calculate later all the loot I had would’ve brought me over 800k which could’ve been Emmy biggest run yet but Yee greedy mafucka always hit the wall lol. And now thinking I was actually going in the right way at first and I could’ve extracted if I just went south more smfh anyways this wipe is for learning I guess? :_(
