First time posting and I guess I’m just kinda lost at the moment.
Recently got into a car accident that was my fault and in the event I totaled my vehicle. It was my only means of transportation for work. No car, no work.
Today I am going from making $24hr too $14 too be a lube tech at a oil shop.
I’ll have to walk.
I was a construction worker and without a means too lug my tools around I’ll feel stagnant and rusty when I come back.
I should mention I’m a young buck - age 21. I live with my dad and his wife and its hell.
They cannot lift me out this hole and I understand. But still hurts knowing my father cannot help me or more to say is unwilling too.
I also met a beautiful girl based out in Ohio and this is where my accident happened heading home after a day spent with her.
She is sticking by my side through this low.
I guess my question is how do I afford a decent vehicle on $14 an hour? I’m willing to grind my ass off but I’m still fucking mad at myself for ruining my chances at a better life. Feel like I’m starting at square one.
I have no support system other than this girl I have met and now am dating after weeks of talking.
Maybe this is the wrong sub but I’m not sure. Words of encouragement would be nice!

Louise was really difficult for such an easy going narcissist.
Before we begin, I offer a complaint and a warning. I thought this was easy. I thought I was getting the best end of this deal and it would be an easy side project while I was working on Kate. I was wrong and it was all of my own doing. Never underestimate your projects, reader. Anything with ruffles or pleats requires your utmost attention. Now, let's get into it.
There were two versions of Louise. The first was all synthetic materials.
The fabric chosen was more goldenrod than the anime but a fair match for the manga's colored pages that I had. It also had a subtle vertical line on it that really drew me in, as it simulated the pinstripes on the manga dress. The under-dress was to be made of chiffon, for a silky twirl in the correct butter yellow.
I hate chiffon and the cutting of it so much, Doubly so when it requires pleating and ruffling on the same garment. I could make a lovely under-dress when I put my mind to it, but fuck it if that was also the case when I had to pleat the bust area. It kept moving and when sewn down to hold said pleats it lost the beautiful flow that was its sole redeeming feature.
The psuedo-pinstriped fabric also had two glaring flaws;availability and wrinkles. It wrinkled like linen as soon as you put it into a bag or a box or wore it once. Every stitch was a stressful affair additionally, as i couldn't find any more it once i bought what I had. It had been a season fabric and was gone with the wind before i could blink. Lots of mistakes were made in the cutting, as I didn't have a very good idea of how to make what I had work for me while keeping the vertical stripes vertical.
Her waist belt was stretchy yellow over a cotton base and covered with fake flowers. No cotton was used for her choker, just stretchy fabric and flowers.
"Yellow" as I called her with equal affection and frustration, was becoming a menace of a costume.
Second attempt was made a couple months later. This time the pinstriped look was abandoned in favor of a more accurate color and I wanted to keep the only decent work int he whole first attempt: the chiffon underskirt. That meant for a color match, the same chiffon would have to be included. In order to get pleats I layered chiffon on top of a closely matching cotton and treated them as one fabric. The results aren't perfect but far better than straight chiffon.
The belt was traded out for more the stretchy yellow fabric, to keep the cinching localized to the front and not all the way around. More flowers were added for a denser belt coverage.
Did you know curly black wigs are hard to find outside of costume shops when you're not ordering online? It's True! I ended up pulling this little lady out of storage. She's not quite long enough but she's what I have and very close. Same story for the shows. It's nice to have preexisting items. They solve problems. The wig and shoes probably saved me fifty bucks together.
Then came the petticoat. Despite being a lolita for a while, now, I don't have any petticoats of the right size or shape for her, so I had to go buy petticoat netting and sew a cone of it directly to her underskirt. A disastrous little party girl making things harder than they needed to be, each step of the way.

All together that's $99.90 USD plus fifty if you don't have the wig and shoes already. This is a conservative estimate for this, as various receipts have gotten lost, I've had to buy thread when I ran out and various bits and bobs were surely included, discarded then forgotten.
The mask system I used for Kate doesn't work as well with no curtain of hair to hide the loose ends in and the choker leaves you wanting a more defined chin. Meaning i might have to grab another pair of stockings and do this "pantyhose robber mask style". I also don't have quite the defined waist like Louise does, So, a tuck and stitch of fabric in key places might be in order. Or perhaps a bit of corsetry can come to the rescue?

This is one of those projects that bloomed like an algae growth, due to corner cutting and inexperience double teaming me.
What I learned: Chiffon is still difficult! Don't pleat things that aren't stiff. Check that things won't wrinkle before you invest too heavily. Sometimes accuracy is not achievable. Assets and Debt

Retirement Balance: $36,428 in a Roth IRA, $4,571 in an individual brokerage account, and $19,960 in a 401k. Right now I contribute 6% because my company’s match policy maxes out at 3%. I’ve always contributed this much regardless of my salary progression to max out my company’s policy. I’ve been at the same company for the entirety of my salaried career so this is all of it too!
I go to my Dad for pretty much everything money-related. I’m very lucky to have a father who opened up a Roth IRA for me at 22 and practically forced me to open up my own brokerage account a little before I turned 26. Right now I contribute $250 a month to my Roth and $250 to the S&P 500 at the end of every month. This is an automatic payment out of my bank account so I always leave enough in my checking account for this to avoid a late fee. My dad is huge on maxing out a Roth IRA so my parents match the other $3,000 each year. I would have significantly less in my Roth IRA without this and I’m extremely grateful. Apart from this and my phone bill I’m financially independent and would love to make a little more money soon so I can max out my Roth IRA on my own. (It’d really be ideal if I stayed on my parents' family plan for my phone though haha.)
As mentioned before, I really didn’t want to open up a brokerage account at first because I was (and still am) extremely intimidated by the whole process. Eventually I gave in and we settled on an automatic payment to the S&P 500 so I really don’t have to think about things. As usual, my dad was right and I’m really proud of that $4,571 since opening it up. I contribute the same amount regardless of how well the market is doing too to make it easier. I also do not touch this money ever because my spending habits can be all over the place (I’m working on it!)
Savings Account Balance: $1,580 in emergency savings
At the height of the pandemic this was up to $10k. I paid NYC rent while living with my parents until my lease ended and then kept living between my house or my BF’s to save as much as possible. Living at home really messed with my relationship with my parents (and my independence honestly) so I scrambled back to NYC in June of 2021 and furnished this apartment with the majority of my emergency savings. My boyfriend lives with me now but he didn’t then, so this felt AWESOME knowing I did it by myself. I’d ideally love for this number to be much higher so I’m working on it. It’s admittedly been hard because of my spending habits.
Checking Account Balance: $551.63
As mentioned above, I contribute $500 at the end of every month so I like to keep that amount in my checking account. I put all expenses on my credit cards and only pay rent and utilities directly from this account at the end of the month when I get paid.

Income

Income Progression: I started as a “mommy’s helper” when I was 12 years old for some families on my street and quickly became the resident babysitter on the block as I got older. This was great money in high school in addition to my jobs! Through high school and college I worked as a cashier at a bakery, a receptionist at a hair salon, a day-camp counselor, an associate at Skechers (this was easily my favorite because 3 of my best friends worked there at the same time), a wedding videographer, and the front desk of a camera equipment facility at my college.
I’ve been working in social media (with a focus on video production/editing) for 6 years, two years of which were internships. I’ve been at my current job for just shy of 4 years now at an advertising agency in NYC. I graduated college in 2018 with a 6-month fellowship at a pretty big news website as a video producer making $22/hour. I was one of about 50 interns (15 of which were also part of my graduating class). The job description was identical to that of an Associate Video Producer and the only difference was the pay. I remember being devastated when I wasn’t offered a salary of $50,000 like some of the people in my intern class.
For the next 6 months I was living the unemployed life. This was a super dark time in my life and I remember feeling so worthless. The amount of unanswered applications really got to me and I really wanted someone to just give me a chance. During this time I made due by walking and watching more dogs than I can count (S.O. Rover and Wag!) and wrote a ton of freelance articles. Fun fact, I only heard back from companies during my employment that I had connections at. (I was ghosted or immediately rejected from every other company I applied to. Connections. Are. Everything.)
Finally, I was hired as a Video Editor working on a TV network account. My starting salary was $60,000 which I was super happy about at the time so I didn’t even bother negotiating (huge mistake!) I only made this salary for about 9 months before the pandemic hit and I was partially furloughed. My salary was cut by 20% for the next 6 months. Making $48,000 obviously wasn’t fun but I was living at home at the time and my only real expense was the rent I was still paying in NYC so I was still able to save a good amount at this time. I also got Fridays off because of this and it was a DREAM!!! I’ve never been more productive honestly so I’m a hugeeee fan of the four-day work week trend going around right now. Right around my 2-year anniversary I got Wa 15% raise to $69,000. 11 months after that I was promoted to Social Media Producer and my current salary of $80,040.
Monthly Take Home: $4,413.40

Expenses

Rent: $1100 (my boyfriend and I currently share a lofted studio for $2200/month)
I’ve been in my current apartment for just shy of 2 years now which is a big deal considering I left every apartment prior to this after my 1 year lease ended! Our current lease is up in September and we’re DYING for more space.. I’m really nervous considering the housing market in New York so TBD on how that’s gonna go.
Electric: $35ish in the winter (my share). My share of the bill can go up to $115 or so over the summer which is brutal.

Diary

Day 1:
9:15am: I roll out of bed (I’ve been working on going to bed and waking up earlier and am failing). Since it’s Friday I order pick up from the Starbucks down the street and pick up H and my usual orders. I’ve been known to get into funks where I order Starbucks every day for H and I. Right now I only allow myself Friday Starbucks to combat this. I pre-load my card in $25 increments so technically this order was free.
9:30am: I’m back and ready to start my work day. I anticipate a pretty quiet work day today and since it’s my birthday this weekend I really want a haircut. I found an amazing place in Chinatown months ago that I want to go back to because I’m not trying to spend a ton of money. I call and make an appointment for 5pm
4:30pm: I leave my apartment and get ready to catch the Subway to Chinatown. $2.75
5:40pm: I chopped a few inches off and my hair hasn’t been this short since I graduated college. I’m especially obsessed with my hair because of the price. $51.60 with tip!
5:45pm: I make it to the subway and get ready to go home. $2.75
6:15pm: I make it home and greet my dog and get him dinner. As I’m going through my closet and trying to figure out what to wear for my birthday celebration tomorrow, I get a FaceTime from one of my friends from home. She made it to the city (she’s staying at a mutual friend's place) and is wondering if I want to grab dinner and drinks with them. I accept and start to get ready.
H has been out all day watching March Madness games with his friends so I make sure to give our puppy some extra treats and love while I’m home. After a long shower I throw on my coat and get ready to meet my friends for dinner.
7:15pm: I make it down to the Q with 1 minute to spare before the next downtown train. Always a win! $2.75
7:45pm: I greet my two friends L and P and we immediately start discussing what we’re craving for dinner. We eventually settled on a Mexican place just a short walk away. We get large specialty margaritas, an order of guac and chips, and three orders of enchiladas. It honestly was not the best dinner considering we didn’t get our drink orders until we were halfway through our entrees. Upon getting the bill, we noticed that the restaurant charged a 20% tip with our orders so we split the bill evenly three ways! $76
After dinner we make our way back to P’s apartment. After a couple more hours of catching up I decided to call an Uber home. $22.91

Day 2:
9:30am: I wake up and am already so excited for the night ahead. (That’s my excuse because I decided to break my Starbucks rule right after I wake up). This time I do have to reload my card. $25.00
9:45am: I make a quick trip to the grocery store for some breakfast supplies for H and I. I’m cooking today! $15.78
Our dinner reservation isn’t until 8pm and I have no plans before then so I lounged for most of the day. At one point H and I decided to take our dog to the dog park for an hour before starting to get ready for the night ahead.
H picks up the car to the restaurant. We went to a pizza place that makes pizzas up to 10 feet long and it was such a fun night. One of my best girlfriends and I share a birthday three days apart so we decided to celebrate together this year. The final bill is $1402.20 and I am happy to put my Amex down for the 4x credit card points. (Fun fact: I have not paid for a flight out of pocket in two years since having this card. I love it!) People will be paying me back though, so my share is only $78.
We spent the rest of the night bar hopping and ringing in my birthday at midnight. It was honestly such a great night. When we were finally done dancing and ready to turn in, H and I caught a cab with one of my best friends and her boyfriend since we live close. H picked up the tab as well as my drinks throughout the course of the night so it was technically free!
2:20am: We arrive home and start getting ready for bed. I start chugging water hoping I’m not hungover on my birthday. (I swear my hangovers get worse every year).

Day 3:
10:30am: My steady water intake from the night before definitely helped because I woke up not hungover! I spent the morning cuddling up to H and my puppy on the couch while I answered several “Happy Birthday” phone calls from my family members. I seriously have the best family in the world and I’m so grateful for my parents, grandparents, aunts, uncles and cousins that still take the time to this day to make the day feel special!
12:00pm: Five of my friends from home show up at my apartment because we’re planning to all go to a birthday brunch together before they catch their trains home. We settle on a fun diner and H joins us! Since it’s my birthday, my friends and H all split my meal for me so it was free.
2:00pm: My friends grab their bags from my apartment and we start to say our goodbyes. I’m so happy they were all able to come in for the weekend to celebrate!
4:00pm: Since I’m not as full from lunch anymore I decide it’s time for my birthday Starbucks. I always try to order something expensive since it’s free!
7:00pm: After a nap and some lounging on the couch, H asks me what I want for dinner. I settle on sushi and H ordered UberEats for us.
The rest of my birthday consisted of watching Netflix, taking a 30 minute shower and doing a face mask before crawling into bed. It was truly such a nice and relaxing birthday after the night before. 10/10.

Day 4:
8:30am: It’s Monday and it feels very much like it because it’s pouring outside. I spent much of the day working from my couch instead of my desk because it felt right.
12:30pm: H stays home on Mondays too and neither of us feel like making lunch. I venture out and buy us some Sweetgreen for lunch. $28.69
2:00pm: Today is an extremely slow day at work so I decided to subway to my friend's apartment to pick up some of the leftover pizza from Saturday night earlier than planned to avoid rush hour. I want this pizza to be our dinner tonight so I can avoid cooking again. $2.75
3:00pm: After some catching up with my friend I returned to the subway with pizza in tow! $2.75
3:30pm: On my way home I stop by the local smoke shop and see my friend Mary Jane. Since she’s legal now in New York I’m seeing her more often. $135.20

She asked us to Venmo her for a couple of the activities ahead of time. After a couple glasses of wine and “the most dramatic episode ever of the Bachelor” H and I start getting ready for bed.

8:30am: I roll out of bed and start getting ready for my workday. I had to shoot a couple pieces of content this day so I didn’t spend much of the day sitting down which was really nice. I currently work on a couple food brands’ social media content doing anything from food styling, food photography, video content, etc. It’s a lot of fun and definitely allows me to tap into my creative side.
12:30pm: Since I worked through my lunch while eating more leftover pizza, I decided to get a gel manicure during my lunch break. This is a habit I picked up after my last promotion and I don’t regret it. I’m really trying to prioritize self care the more I get older. $46.59 with tip
5:30pm: I finish out the rest of my work day and start to get ready for some dinner plans with a friend who couldn’t make it Saturday night.
7:00pm: I say goodbye to H and my puppy and catch the train downtown to dinner. $2.75

12:30pm: H had to stay home today from work because of an arrest warrant that went wrong on the street of his office building (scary!) I have a buy-one get one free deal at Chipotle that’s going to expire soon so I offer to buy us lunch. $17.42
Tonight H and I have dinner plans with one of his best friends and his girlfriend P. P and I also have birthdays just a couple days apart so the four of us decided to celebrate together.
5:30pm: I stop working and start getting ready for our 8pm reservation. We’re going to Il Mulino which is one of our favorites but definitely more of a special occasion restaurant due to the prices.
7:30pm: H wants to take a taxi to dinner so he offers to pay. We get to Il Mulino just in time for our reservation and had such a great night. After a few hours we notice that we’re the last table at the restaurant and H makes a joke that I did this the night before too. (I promise this is not a typical thing for me haha). H splits the tab with P’s boyfriend.
10:45pm: I order H and I an Uber home and we call it a night pretty much immediately. $17.16

Day 7:
8:30am: Another day of meetings for me. I have a couple of client meetings where I have to present some of the content I’ve made in the last couple of weeks that all went well.
12:30pm: H stayed home again today because we’re planning to visit his family this weekend and we need to pack. I’m really jealous because H has leftovers from our dinner but I don’t so I have to go out and buy lunch. I buy myself some chili and a piece of bread from a place near our apartment. $10.89
6:00pm: I polish off the rest of the day by brainstorming a couple more concepts for the month ahead with my Social Media Manager. Around 6:30pm H’s dad picks us up (he drives to Manhattan every day) and we start driving home to H’s family’s house. Although we always run into traffic, H and I like doing this because it’s easy with our puppy and we avoid paying for a train.
8:00pm: H’s dad picked up a pizza on the way home for all of us to enjoy and we’re starving by the time we get back to the house. After dinner we caught up with H’s brother and watched some Netflix before going to bed.

Weekly Total: $697.41
Reflections: This was definitely an expensive week for me but I do identify as a messy spender for a reason. I don’t typically go out to eat as much as I did this week but it was my birthday and I definitely celebrated! (If this were my weekly total every week I wouldn’t be able to keep my credit card debt at $0 so do keep that in mind). I’ve been working on saying no more to things if I don’t think they’re worth the money and my friends and I tend to cook in our apartments together more than going out anyways but it certainly is interesting seeing how much money I can waste by cutting corners like subways and cooking lunch/dinner. As I mentioned in the Assets and Debt section I don’t touch any of my investments for a reason because the amount of money I spend month to month can be drastically different. Here’s to a much more frugal next week of spending!

Residential Contracting 101
With over 20 years of building experience, I would like to share with you my insights in navigating becoming a successful contractor. With many different avenues of the building world its key to understand what problems will arise on any given day. A man once told a saying that stuck-the 6 p’s in life- Piss Poor Preparation leads to Piss Poor Performance. Preparation builds everything in construction, without preparation the jobsite will not run correctly. The best advice I was ever given was to learn a little about every trade giving you the ability to understand trade lingo and secrets. An example would be painters use the terminology flash; this means when the sub structure bleads through the paint. Subcontractors will give the best pricing if they respect your knowledge of the industry. If the subcontractor feels they will have to hold your hand through the job they will charge an extra fee…i.e. I call it the aggravation fee. In this blog I will explain the key elements in finding success in all aspects of the industry. Contracting is a physically and emotionally demanding job which requires planning and foresight to complete projects on time within budget. Picking your customer is just as important as picking your employees or subcontractors. I have worked for some of the most demanding customers leading me to question at the end if the job was even worth it. Sleepless nights, constant changes, lack of payment, lawsuit threats, adding work that was in the contract are just a few things you could face with a tough customer. With so many moving parts at all times it is critical to be able to adapt to changes within a short time frame. Materials will come in damaged, subcontractors will be late, employees will get sick, but the deadline you set does not change. The stress can be overwhelming at times keeping your mind in a good place is key to navigating all that is thrown at you. Choosing your client picking the right jobs-Keep these questions in mind The first question to be asked is what the time frame is to start the job to see if it fits within the timeframe for your business. If the time frame doesn’t work then move on from the project or let them know when you would be available to start. If the client really wants to use, they will wait until you are available. Taking on too much work will only lead to problems. Construction is a serviced based business, staying on top of the project and client will eliminate an unhappy customer and construction issues that will be over seen. With online presence if details are missed and customer service lacks it will only be a matter of time the phone will not ring. The second question to be asked to the client is do they have a budget in mind for the project. If they answer yes this is good, follow through with what the budget is. If the budget seems low let them know, this will eliminate a tire kicker, educate them on what the price range could be. If the budget seems reasonable then continue the discussion to the next question. If they answer no let them know that you can give them an estimate to see if the project is feasible with their finical capabilities. Taking on a job that is not correctly budgeted will lead to an unsatisfied customer due to non-transparency of the construction cost. The third question to be asked is anyone else bidding on the job, if the answer is yes, understand you might just be number check for the contractor doing the job. Dig a little deeper and find out how many numbers they are getting and why. If your business model is to be competitive be completely transparent with customer, this will gain trust with them. Let them know you get what you pay for and if you they choose the lowest bid it could lead into lack of quality of work.
The fourth question I will ask is there any specific subcontractors they wanted to use. If the answer is yes then I would explain to them you only use the subcontractors you have a working relationship with. Otherwise, this could backfire as the subcontractor might not show, do subpar work, talk behind your back to the homeowner. In my experience I would stay away from using any homeowner to alleviate problems down the road. A quick conversation now can save headaches down the road. The fifth question I will ask are planning on getting the job permitted, this needs to be known it takes more time for the permitting process. Plans will have to drawn submitted and approved to the city before work can commence. The sixth question I will ask if a residential remodel is are you going to be living through the remodel if yes understand this will take more time to navigate the project due to answering questions and cleaning the house on a daily occurrence. I would recommend seeing if the customer would be willing to move into an Airbnb or friends for at least the demo portion of the project. If they do plan on living through the remodel add a couple hours a day to accommodate the extra time that will be required. The seventh question I would ask in a residential remodel is how old the house is to see if there is asbestos that would need to removed by a proper company. A home built before 1979 will most likely have some asbestos in the house, use a licensed company with proper insurance to dispose of the materials. If everything looks good to this point find out a little more about the client personality. If the client seems reasonable, I would bid the job. Unreasonable people can cause you more stress than its worth. These are some red flags I would look out for. Some jobs are not worth the money. Very demanding in the way you are going to perform your job- I.e., tell you how you are going to do your job- You’re the professional not them! Give you a hard time about your price- haggle with price you estimated- The price is the price! If they are a family with little money and you want to help them out is one thing, if they are trying to beat you down is another. Mention they have a lawyer-there is no need for them to bring up that they have a lawyer - Run for the hills as if the job goes south, you will be the one losing out! Tell you what the payment terms are. It’s your business you get paid how it works for your company. If you want to get paid every Friday, put it into your contract-If the clients do not agree move on it will save you frustrations If they talk bad about the last contractor, chances are they will talk bad about you. There is a reason why the contractor does not work for them anymore, unless he did subpar work this a red flag Clients are using an interior decorator that will purchasing all of the materials- The materials could be ordered incorrectly by the interior designer your company will not make the mark-up it deserves. Interior decorators usually add time to the job as well as act like your boss. Charging a little extra for the time and stress that it will entail is only fair. Clients want to purchase the materials- You are using your knowledge to buy the correct materials-The mark up on the materials keeps the doors open working for wages only pays the bills The husband and wife do not get along-You will become the mediator between the couple it will lead to taking sides a losing proposition- A drama free work place is always best! Dangling carrot-if you do this job the next one will be better-Only look at what there offering at the present moment, if its not a good fit do not take the job for a job down the road…Its not worth chasing a job that might not happen! The Art of the Sale First things first selling your company is all about presentation. In meeting your clients for the first time show up with a collared golf shirt tucked in, belt, nice jeans, and newer shoes. Have a truck that a clean, no dents scratches, preferably washed the day you are going into your meeting. Have a leather note pad that is clean no dirt or paint visible. Show up 5 minutes early, if you’re running a little late shoot them a text to let them know. Treat the situation as if were going on a first date, best foot forward. As you introduce yourself give them a warm greeting, letting them know you are very interested in the work. Find out a little about them, hobbies, where they lived, etc etc. You are going to be working with them on a daily basis its nice to know what makes them tick. Having a good working relationship from the start is key forming a solid relationship. As the conversation progresses find out who wears the pants in the family…ie who’s the final decision maker. If its fits the wife, chances it is…..then kindly let the husband know happy wife happy life when their in a stall mate on an issue. As your looking at the project throw in some suggestions of what you think would look good from past experiences, this will get their attention that you have knowledge and want what’s best for them. If you see ways to save them money in their project let them know, money is a large point of the sale keep that in mind. Mention that you’re not the least expensive contractor but you’re not the most expensive either. Your customer satisfaction is your number one goal which leads to more time spent on keeping them happy. One happy customer will lead to another, one unsatisfied customer leads to work in the future. Bring up the fact the finishing the job on time is key goal to your business, many contractors run several jobs at once causing the jobs to be finished way behind schedule. You must stand out as having integrity, good morals, and the ability to problem solve to get the job. The clients will be testing you to see if you’re a good fit as well. Keep in mind as you take your notes that you must not forget anything they mention as it will come back before the job is completed…i.e. we mentioned that to you before we started the job! Take pictures of the proposed area for work, that way you can use it to better right your estimate. Let them know you will give them a detailed outline of when the job will be completed letting them see how long each phase will take and correlate it with your payment schedule. Before you leave their house let them know when the estimate will be sent to them. MAKE SURE YOU HIT THAT DEADLINE! Once you sent the email over with estimate make sure you get confirmation that they received it. Wait at least 2 days before checking with them, hopefully they contact you first! If they want negotiate the price, let them know that it is the best price that you can manage, its not worth losing money before you start. I closed 80% of the work I estimated by being very transparent and friendly. If you come off with an attitude charge double what the going rates are you might only land 1 out of 10 jobs as well as getting the reputation of being expensive. Bidding the job Looking up industry standards on pricing is what I would go buy for pricing. If you google the coat of any installation there will be a cost range for everything. Looking at the cost ranging from high to low I would tend to be in the middle. Some items might be low on the internet if this is the case use your best judgment not to lose money. Closing sales is key to success and keep the doors open for business. Being in the middle on pricing is key as most customers shy away from contractors that are extremely low or high on the price range. I tend not bid out hourly as wages do not pay for retirement. Bidding is better as customers no the exact price of the cost of construction. It also keeps the job moving quicker as time and material contractors take longer to complete projects…Thus costing the client more money and valuable time they could spend in their house. Using a Contract Using a detailed estimate tied to a contract covers your butt in 99% of the time. Having a piece of mind that every aspect of the job is covered in the estimate and contract protects both your company and the client. Key terms to include in your estimate/contract are. Have a schedule on excel showing the start dates and dates of each trade this will show the customer you are organized with time lines. If not written in the detailed in the estimate the item is excluded- This ensures if its not written down its not included. TBD- To be Determined- A phrase on a line item that has yet to had final decision of products or service needed. -The pricing will follow the decisions to be finalized Give out what your written warranty will be for parts and labor this changes state to state. If the homeowner provides the product than no warranty will be given on that particular item. In the contract have a start date and end date with the verbiage subject to change due to weather, product delivery, change orders Have a progress payment schedule to ensure the client understands when funding will be expected-Including if not payment is rendered service to the project will stop. Have written terms of how change orders will be charged-cost plus 20% or a set fee Make sure in your contract that arbitration is required versus going to court- This will save lawyer fees and going to court Many contracts can be found online and each state requires different contracts
Finding leads Finding leads is easy with the right network of people. I personally do not find working for friends or family members a good fit. Relationships get strained when money is involved, causing undue stress for both parties. I have listed a couple of ways to build a network or find work using the internet. Get in contact with realtor’s- Realtors have a big client base of homeowners who need work done Contact local Architects to see if they are working with any general contractors Leave some business cards at your local materials suppliers-Doowindow/lumber-many times clients will ask salesman for a referral. Join a business networking group- BNI is one of many Join a internet website lead generation company- Houzz, Angie’s List, Home Advisor, thumbtack, Yelp run an ad on craigslist Use a marketing company to market your website-This could become costly with little results Create a Facebook business page Create a Yelp business page
Building your subcontractor base Having 2 subcontractors for every trade, gives you the flexibility of completing jobs on time if the one the subcontractors is too busy at the time you need their service. Your subcontractors are the face of your business, choose owner run companies that are professional. Check to make sure there license are up to date..ie workman’s comp, liability insurance, state license. Choosing subcontractors with lettered vans, logoed t-shirts is s key to looking professional in the clients’ eyes. In the past I have gotten a lot of subcontractors for material supply shops, stopping by jobsites, researching the internet using Yelp, Home Advisor, etc etc. Once you get one good subcontractor ask them if they know any other trades they would recommend. One good subcontractor leads to another in most cases. The key to having a good group of subcontractors is to let them know that you are there to get help them get the job done. They do work for you but without them you are nothing…keep that in mind! Make them aware a clean jobsite is required at the end of everyday to ensure the proper safety for all parties including theirs! Over the years I have referred a lot of companies work when there is only 1 trade needed. Referring work to subcontractors is a good way to get top priority when you have work that needs to be completed ASAP. Timing is everything in times of emergency having a good group of subcontractors will make your business run smoothly. Pay your subcontractors immediately after performing work, this will make them feel appreciated! A happy subcontractor is one that will gladly go the extra mile for you knowing that there not just a number to your business! Buying lunch once a week for the jobsite is always a good token of appreciation!
Supervising In supervising any jobsite its key to monitor everything from materials on hand, weather, vehicle parking (if applicable), jobsite safety, and subcontractors’ workmanship. If you hired a professional there should be little supervision in the work being performed, on rare occasions a new hire might need some mentoring to get the results completed correctly. If you see a problem with there work address it with the worker directly, no need to call his boss…. building repour with the worker letting him know you got his back goes miles down the road! Checking in on the job first in the morning to answer any questions or changes that need to be conveyed and once in the afternoon to make sure all work be completed is done per construction industry standards. A job that is run blindly will have many more issues than one that is watched over. I have seen many jobs with no site supervision, leading to subpar quality work as well as safety hazards. Its better to be like an eagle than cluck like a turkey!
Working with the City/Inspectors On permitted jobs the city and site inspector will be a large part of how smoothly the job runs. Each phase of construction has an inspection allowing for the project to continue. Make sure your subcontractors are aware that the project is inspected before starting the job. The best way to stay on his good side is to provide a clean jobsite and having the job built to the highest standards possible. When having the site inspected be courteous to the inspector asking any questions or concerns you have with the work during the job. Being completely transparent will save you aggravation of problems down the road. The more he trust you the better if you seem sneaky or rude he will make your life a living nightmare! Many inspectors will have an attitude towards you….I suggest keeping quiet and doing what ever he wants….he’s the boss no need to get in a pissing match you will not win at. How to deal with irate customer Stay calm during any argument with an irate customer. Never raise your voice or show that you are bothered by their disgruntled behavior. If the customer is trying to get more from you than agreed upon stand your ground. Worst case scenario is you walk from the job, which in the long run be more of a loss for the client. I have only run into a couple of these clients; they are unreasonable and not worth losing sleep over a few dollars. Its best to terminate the relationship as it would be my best guess that a referral from this customer would not be one you wanted anyway. If you feel it was just a miscommunication on your end, take reasonability and remedy the problem. Taking accountability for your mistake will go a far way in their eyes and on future issues that arise. Prepping the homeowner pre-construction Before starting the job, it very important to give the homeowners a warning of what will happen during the construction process.
  1. All furniture in the proposed working area must be moved- I would recommend having the clients take care of this to limit the risk of damage to their belongings.
  2. There will be dust that will be in the house up to 3 months after construction-I would recommend hiring a construction cleaning company at the end of the job even so after it is cleaned dust will be present months after words.
  3. There will be conflicts between you in the homeowner at some course of the job. - You will do your best to eliminate them as quickly as they arise-i.e. material damages, miscommunication, job delays
  4. All decisions on materials must be made before the start of the job- this will eliminate job stoppage due to materials not being on site.
  5. All materials will be on site before commencement of job-
  6. Payment structures must be made per contract otherwise job will stop until payment rendered
  7. Cars are to be moved out of the driveway- Ensures ease of loading and unloading of materials/tools
  8. Give the specific hours that workers will be present- i.e. 7-3:30
  9. Determine what areas are allowed to be used as staging for tools/materials
  10. If animals are present in the home that they put outside or in a room during the day
  11. All valuables in the house are locked in safe
  12. Ask if using client’s household bathroom is okay or to bring in Porter Potty
  13. Being transparent as possible is key to keeping a great relationship with your client!
During Construction During construction it is key to take detailed photos to eliminate any damages that were not caused by the construction process. I would also make a video to ensure all areas are included. All subcontractors should also take progress pictures to ensure if problems arise in the future, they will not be responsible for any work that they did not perform. Keep an on-going log of progress to the homeowners and share the pictures for there records. This will keep homeowners excited of the progress being made. When the house is gutted to the studs it is important to have construction photos showing where all utilities are run in the walls or sub floor. If there is a problem in the future there will photos showing all utility locations. Protect all flooring with plywood or floor protective. I also like to protect front door and tarp all areas where subcontractors are to be working. Make sure to cover any chandeliers/furniture/doorways with plastic to eliminate dust. Ask the homeowners if they have any concerns that they could think of. We’re all human and possibly a detail was missed! Post Construction Phase If the project went smoothly appreciation should be shown to the customer. Find out if the husband likes a particular type of liquor. Bring the wife a bouquet of flowers. Send a Christmas card to the family letting how much you appreciated the work. You know you have done a good job if they tell you they will refer you to their friends. The best compliment you could receive is a good referral. In Summary Try to find a knitch in the market, I found kitchens to be a great remodel projects. Bathrooms are tough as they are small, expensive with little profit margin with every trade involved. Windows/doors are also another great knitch as they can be installed quickly. There are so many different remodeling items that can be stream lined to make the selling installing process flawless. Once the core group subcontractors are in place the job almost runs itself. Every day is a learning experience with new materials or methods in construction. Keeping up with codes, materials, fluctuating labor and material cost is a job within itself. Anyone can be a contractor with the right mindset.

Hello, I am not fluent, sorry for writing mistakes. I wrote both drunk and with tears. I don’t have many friends and I believe someone will read this.
Our relationship started at collage and we’ve been together for 4 years. When I met him, he was failing all of his classes (14 class. exactly) and I helped him, he graduated with me. He is only child and very spoiled. One of our professors failed him again but I advised him to talk with her and he visited, when she learned I am with him, he said, she was happy and supports our future together so changed his result. This made him graduate.
I am a tour guide, lisenced and professional. My bff secured me a good job in a perfect travel agency and later I secured him a job there too. He is also a guide. In my country, our salary is very high, only work for a week and you don’t have to work another month. That’s how perfect.
But he didn’t keep up with me and the other guides in the agency. We joked about how fake our smiles etc. It’s like a role, we tell where we are visiting, feel costumers valuable and as soons as they left the bus we calm and be ourselves again. He didn’t like it. He has a talent, and i supported him to draw. Digital art. Monsters, animals etc. But we are not in America or Europe so print on demands are not like in our country, it’s zero demand. He connected couple of tattoo shops for design but got declined.
When he went to a tour, he always came back with complaints. Costumers sometimes called and told he wasn’t happy, he didn’t care them etc. Our boss finally ended his job. She was polite and said him that maybe it’s the best and he can find another agency. Then my bff left and only I stayed, she knows my job and always keep my days busy.
After he fired, both me and our friends passed him job offers but he refused. I live in my own apartment, far away from my family. He always here. Never leaves and finds job. I pay rent, bills, buy meals, ingredients, do cooking, make him happy in bed, cleaning and he doesn’t do anything since past year. He only got one job in Istanbul. A foreign group came and he travelled with them 5 days. Got 10k. Perfect. He spend that money to fix his pc.
But, 44 days ago my working area hit with two earthquakes and thousands are dead. Cities are dead. So I am at home and spending my savings to both of us. Sometimes, when I he doesn’t want to eat what I’m gonna cook, he wants to order. With my money, mostly. And i feel drowning. My boss can’t give me jobs because there is no demand to tours. He actually lives with his family but he always came to stay.
Couple of days ago, we met with my bff. She was thrilled because she is going to marry end of this year and has a perfect boyfriend. We haven’t seen eachother for 3 months so she had a lot of to tell. While she was talking, i felt he feel awful. Because he never buys me flowers, buy me a Pandora bracelet, pay my rent to help me… not even a theatre ticket. What i mean, he doesn’t do anything to make me feel valuable.
After we got home, he asked how i feel. And that was my break point. I explained how hurt I am, how I feel awful. He didn’t speak. Not even a word. Then he packed his computer. I asked him, if he is leaving. But he said no.
He packed only to unpack tomorrow to play LOL with his friends. In the same house, he didn’t spoke to me three days, refused to eat, drink and only play online.
Slowly started talking with me but like I am the bad guy. I left to visit my friend so that I am writing.
I am considering break up. Maybe too late but when I think, i never felt beautiful, feel valuable in the past two years. I don’t know how to break up. What to say. Maybe giving him a change? But i tried to give him many times. I am sorry, it is a long post. But i think i need help.

Looking for feedback as my husband and I are at odds over this, and he brought it up again last night
My husband hasn't bought me flowers in over 2 years, but suddenly had some sent to me at work after a big fight in which he called our marriage off in November
I work in a large warehouse and the flowers ( and chocolates) came through the office front doors and had to travel through the plant to reach my tiny office at the back of the facility. Of course it was the talk of the shop. All the office women swooning over this display of affection.
He's still hurt that I left them there and didn't bring them home.
My view is that he sent them there as a show and I'll be honest and say they were not recieved well. I felt that they would have felt more sincere if sent to our home. Am I being spiteful and unappreciative of his gesture?
