Schwazze Executing on their Real Estate Playbook and Creating Value (5/7/23)

Schwazze continues to execute on the Real Estate portion of its playbook.
I previously, in a prior reddit post, have talked about how Schwazze employs the strategy of taking ownership of undervalued vacant property, improving the property, leasing it up with their own dispensaries as a tenant (typically as a NNN lease for 10 year terms and 5 year rent escalations and often times options for renewal), and then selling the leased property back into the open market to investors at a premium.
This creates value in multiple ways for Schwazze:
  • Asset Appreciation & Re-Conversion to Cash
  • Development/Launch new profitable dispensaries
  • Growing/Gaining market share in new untapped New Mexico markets

Below we can see three listings for three dispensaries in three different markets (Carlsbad, Alamogordo and Ruidoso) that we will examine below:

  • TKO Cannabis (April sales for Rec of $90.2k and Med of $23.7k)
  • Ultra Health (April sales for Rec of $77.2k and Med of $29.2k)
Bud Board has a leadership position likely due to its position as the first/last dispensary located on the NW end of Carlsbad. Pecos Valley Pharmaceuticals also holds a second position based on its isolated location internal to the city and away from the competition on West Pierce Street.
Competition
Schwazze’s new R. Greenleaf Facility is well positioned on West Pierce Street:

https://preview.redd.it/38u9o4buepya1.png?width=435&format=png&auto=webp&s=5921fd2d90722fb9d14e5e7879239b505732aacd
Sales have grown since it’s launch in March to April (i.e., from $17.6k Rec and $8.6k Med to $56.1k Rec and $22.1k).
With only one neighboring/competing cannabis store, Enchanted Growth (see below), we can see the launch of Schwazze’s R.Greenleaf dispensary as a likely contributor to Enchanted Growth’s most recent decline in MoM sales from March to April (i.e., from $54k Rec and $10.7k Med to $18.6k Rec and $3.5k).

Many of the dispensaries have seen a March/April uptick in recreational sales (most likely due to the tourist season opening up). This should accelerate in Q2 and Q3.

  • S H Green Life (April sales for Rec of $48.7k and Med of $24.8k)
  • Score 420 (April sales for Rec of $25.5k and Med of $20.1k)
PurLife holds the leadership position in the market, followed by Pecos Valley holding at second with NMTO-Ultra trailing in third and R.Greenleaf nipping at its heels ----all four are located along S. White Sands Boulevard.
Schwazze’s R. Greenleaf Facility launched in December is well positioned on the southern side at the intersection of S. White Sands Boulevard and 1st St:

Rec Sales for R.Greenleaf have continued to grow fairly steadily each month since with Med Sales stabilizing and holding steady.
At its current location, R.Greenleaf competes primarily with Pecos Valley (although somewhat with Roadrunner).
I expect to a steady rise from May through Q3’23 if ut follows historic trends in rec cannabis.

However both of them experienced an upswing in March sales, although Chillax more so (possibly because of it’s strategic positioning next to Highway 70).

******************************************

Summary

I expect to see:
  1. A cash infusion into Schwazze of ~$4.5MM to ~5MM resulting from the sale of all three facilities
  2. We should see a seasonal upswing in the dispensaries beginning in May which will continue into Q3’23 as the tourist season picks up.
  3. The freed up capital will allow Schwazze to reinvest the proceeds in new properties and "rinse & repeat"

I hope that helps provide some insight into additional upcoming cash strategies and sources for Schwazze as it continues to execute on its super regional growth strategy,

2023.04.18 02:24 totally___mcgoatally Supposedly repeated coil pack failures on '07 Altima - every time we leave the mechanic, we have to turn right back around; is the real issue not getting fixed or is it bad luck?

Car is 2007 Nissan Altima 3.5 SE V6, ~211,900 miles Hi, Disclaimer - I don't know a lot about cars or best mechanic practices, but after spending ~2k in about a week for these problems, which are at the heart coil issues when we bring it in, so we're wondering what's up. This isn't my car but a car in my household.
End of March: Car starts sputtering and jerking while driving. Brought to mechanic. Said it was coil pack #1 out of 6. Replaced it and some other workups (total, about $700, I don't know offhand how much the actual coil pack repair cost). Drove 1 mile back home. It drove fine for about a week, for very short trips - I'm talking about a total of maybe 20 miles. Our receipt says "coil pack #1". They also replaced all 6 spark plugs. The engine light had been on - but it had been on for a very long time for other issues. We never saw any computer report. Owner thought they felt some hesitation when pulling off the lot - but... it is an 07 Altima.
1 week later (last Thursday): Steam (thought to be smoke) comes from under hood. Same sputtering still happens, jerking bad. Had to get a tow. Told the mechanics about the jerking. Steam turned out to be a cracked radiator. Replaced it and the hoses. They checked out jerking and loud noise in the parking lot.. when they called to report the problem they said it was **all** fixed, for about $1k. Car was driven one mile back home. Later (third visit which I am getting to), I noticed there was no indication they looked at the sputtering/jerking as far as the workup receipt, just the radiator and cooling system. Owner does not remember if check engine light came on before this last (radiator) fix.
Today: Car hadn't been driven since last Thursday (no place to go - bad weather). Car was driven about 2.5 miles before it started sputtering and acting cuckoo again and like it wanted to hang back and shut off. Pulled over, called a tow. NO check engine light. We were right next door to an AutoZone and borrowed their handheld. No engine light, no code, machine said failure to get vehicle info. I don't know if that's more indicative of AZ's machines or what. We called mechanic; guy on phone said it "sounds like another bad coil pack" but it was "weird there was no engine light". Got a 2nd tow. They called back saying it was another bad coil pack. We wanted to know how they were able to pull it up since we had issues - again, not accusing, but we legitimately weren't sure why AZ's machine couldn't get info + there were no lights, especially considering whomever we spoke to on the phone's words. Guy called back to the mechanic and heard that it was coil pack #4 this time. Receipt this time said "coil pack" - no indication of which one it was this time. Also noted there was '0' for mileage in and mileage out which was unusual. Paid another ~$200.
Now: Got literally ~100ft off the lot, sputtering in 5pm traffic, had to turn around as best we could. It's currently there, waiting for them to look at it tomorrow morning, its 4th visit in about 2.5 weeks, each time with the sputtering being the main issue.
I also noticed after reviewing all these receipts that it says that customer did not want to keep parts - but we were never asked. Not sure if that's common for coil packs but seems unusual. This is not our usual mechanic, just the closest. I'm understanding now that it may be best (at least, that's what the towing guy and front desk lady at mechanic said) to replace all coil packs in one go, but we're frankly very limited in time and even more so in budget, especially since this last visit the diagnostic was free. We'll take the loss and do it ourselves if they say yet again another coil pack is bad, but I am not impressed after apparently visit #2 when they didn't even address half the issue we brought it in for.
Any advice on what to ask about or for? Computer logs, if that's something they even keep? More detailed reports? Our receipt literally just says the parts (and in the last case, no indication of which coil pack, we heard that verbally). I've just got a bad feeling, especially after literally driving maybe 100 feet before it starts doing literally what we paid to fix 5 minutes prior.
ETA: forgot, we've heard a MILD squealing and the vehicle owner actually asked shop if they could take a listen and if that could be related, and they said no and belts were fine. But it has been making a squealing, nails on chalkboard sound for some time. I can't help but think it is related. It still made that sound on our last drop off.

2023.02.21 01:34 Dannyh08 Best brand for lower ball joints?

I bought a set from autozone which they sucked. The measurements were way off. I got another set from oreilly but they didn’t work that good either. Not sure if my mechanic put them wrong so I found a better mechanic
What brand is the closest to oem?

2023.02.10 22:37 fuckkroenkeanddemoff 1996 Ranger rear diff rebuild

So, I got a 96 Ranger 2wd that started howling. NTB listened to it with their stethoscope for $60 and told me pinion bearings. I took it apart, and had a hard time seeing bad bearings. The guys at my local independent auto parts store agreed. I replaced the front pinion bearing (closest one to flange, right?), probably did the preload wrong cause I got a cheap torque wrench, measured the backlash, put it together, aaaaand it still howled around 15-20 mph. Replaced axle bearings, still howled. I decided to replace the rear pinion and ring gear bearings just to cover all my bases. When removing, the spider gears fell out, and I noticed a broken shim on one. New set ordered. Then my parts store guy (they remove and press on the pinion and ring gear bearings) called me to say he felt a strange wear pattern on the pinion gear and also suspected the shim under the pinion bearing was not spec.
  1. Will a shop be able to machine the pinion gear or do I just order a new set (around 150 on rock auto)?
  2. Does the new one come with the correct shim?
  3. If I rent the $100 torque wrench from autozone to do the preload right, measure backlash on multiple gear teeth, and paint the gears to check contact pattern, what are my chances of doing this correctly?
I'm good with taking it to a shop to check my work when done. Do they do this? I'm happy to pay for their time. I really want to learn to do this myself.
TIA!

2023.01.09 23:27 TemetNosce 1983 4x4. Need new front calipers. Which parts store/brand would you buy. (also pads and rotors)

Blew piston on caliper, leaking. (I don't want to rebuild it, want to buy new) I completely rebuilt rears maybe 10 years ago (new shoes, spring kit, wheel cylinders), they are still good to go. Any particular brand you would buy (calipers, rotors, pads)?
EDIT:::Can't find Aisin anywhere. Napa is highest priced out of all of them. Rock auto has AC Delco, but only 1 side, Oriely's looks like junk (their name branded). SO I am down to Advance auto = carquest, $68-$73. Autozone =Duralast, $50.

2023.01.03 12:06 Fantastic-Adagio7545 WTF = What's That Fluttering!?

Hey Folks. I've got a 14 F150 XL w/ 3.5 Auto. Around 55k miles, I started to feel an occasional stumble at steady highway speeds. Took it in and couldn't find anything, since it hadn't thrown a code. But, it stopped. Few months later, I get the check fuel filler message and the stumble's back!! Pull in the closest dealer, not waiting a week! Auto zone scan showed the evap purge valve. Swapped it out and cleared the code. Stumble gone, message gone! For 9 miles! Back to Autozone. New valve. All good! Now, here's the curve! Door ajar message pops up! New latch from Ford. A ok, for 3 days!! Start the truck to scrape ice. Doesn't wanna shift from vents to defrost, then the whole truck shudders, but doesn't die. I get back in once the windows clear and, there's the door ajar, check fuel filler, and now tire pressure low!!! Open the hood to check for a loose cable, and that evap valve sounds like it's trying to shoot the insides against the hood!! Dealer informs me they no longer take Millennium extended coverage, and it'll be at least $1000, if it's what they think!?!? HELP!!!

2022.12.31 00:13 PeppaFX bad/dirty throttle body?

basically I left my driveway, put the gas down and got no power. Even when driving, randomly I'll lose all throttle response for a few moments.
I saw a couple people saying on another forum that it was likely just a dirty or bad throttle body, but I also saw something about the throttle body motor possibly going bad aswell, I'm not sure
the check engine light does come on, but not every time it happens. I cleared the ecu and the light hasnt come back again despite the problem happening a good few times since then.
I could drive it until the light comes back, but it doesnt seem exactly safe since I have no idea when ill lose throttle response, which is dangerous considering I live off a busy highway, I've already almost gotten rear ended because of it, and I really dont think it's smart to try and drive all the way to autozone since I live pretty far away from the closest one.
any help with what the idea likely could be would be great

2022.09.05 17:22 arghvark Roadside and Service Experience -- overall, pretty good

Tesla roadside service experience
My wife and I were traveling through Lexington, KY; went downtown for dinner, returned to the parking garage to find that the screen would not light up (2019 Model 3 DM LR, 40k miles). Fiddled with things for a short time, eventually the screen lit up and said (among several other things) that the car was not safe to drive and to have a service center check out the 12V battery.
I called roadside service and had someone on the phone pretty quickly. He asked a few questions, but it was clear the car was going to need towing. The closest service center is Louisville, about 60 miles away.
I give the roadside guy full credit for asking for the clearance in the parking garage -- turned out to be labelled on the entrance to the deck, 6'7". He ordered the tow truck, which said it was coming, and then called back to say it was going to need to get more manpower or equipment to get the car out of the deck, and wouldn't be able to arrange that until the next day.
Roadside guy (or someone else at Tesla, don't remember for sure) said the tow company had an associated company in Lexington with equipment that could do it, so the plan was for the Louisville tow guy to come in the morning, call the Lexington tow guy to get it out of the garage, then transfer the car to the Louisville truck and be on his way.
Meanwhile Tesla said they'd give me a $100 Uber voucher to get around. I hardly ever use (or have used) Uber, so I thought it was just silently put on my 'account' and my wife and I headed back to the hotel.
Next morning I take another Uber back to the garage, and the car's screen now lights up. The second tow is there, but they encourage me to see if I can drive it out of the garage. I do so -- slowly -- and get it onto the street. Second tow guy won't even take a $10 for his trouble, heads back. First tow guy loads the car, collects the key, and heads out. I Uber back to the hotel/golf course to get in 18; wife is already out at the Horse Park.
I checked the Tesla App a couple of times; thought was odd when the car changed status without any messages, but didn't think that much of it. But after a couple of hours without word, I posted a request for a status update, and after 3-4 hours without word, I called. I had to jump through several hoops to demand that I talk to a human, but eventually got in touch with a service manager in Louisville. It seems he thought he had sent me several messages, none of which ever showed up. He sent me another one after I called, that one DID show.
This is the weakest link in the chain, imo. Tesla depends too much on the app; I don't know what would have happened if I had followed their instructions and continued to wait for word. I had to arrange transport to the SC, 60 miles away, and could not do so before I knew my car was ready to bring me back. By depending too much on the app, Tesla risks exactly what happened: I didn't get the notice and almost had to do without my car for another night because of it. Perhaps the SC manager should ask for confirmation of his messages and call if he doesn't get them. Smart phones do handle phone calls as well as texts. Is Tesla aware that cell phone SMS services, by themselves, have neither guaranteed delivery nor confirmation of delivery?
As a small aside, I gchatted a friend with a Tesla and asked him if he'd ever had this -- he said it sounded like the 12V and said any AutoZone should be able to swap it for me, and sent me a link to a YouTube video showing how to change it myself. My car is still barely under warranty, and although I've done a little work on cars, I was not going to do either of these things except as a last resort.
Anyway, car got done during my round; I asked the local guy for suggestions on getting to Louisville and he said he'd give me an Uber voucher (which I took as his answer). This time I got a link and confirmed it, and so the Louisville trip was paid for that way. I'm sure they meant to pay for the other trips around Lexington, but they were inexpensive enough I've not bothered about them. I picked up the car in Louisville (where we were not scheduled to go until the NEXT day) and took it back to Lexington. It's been fine since.
Lessons learned: do NOT depend on the Tesla app to keep you updated; I recommend giving them reasonable times to do things and then calling if you have not gotten a message.
If you're not familiar with Uber: if they give you a voucher, it does not show up silently -- there is something for you to confirm. If you don't get something to confirm, then you didn't get it.

Does anybody know what the closest thing is ( not just guessing) that I can buy at AutoZone instead of paying $40 for the fuel treatment system additive the dealership provides and suggests.

2022.08.23 06:08 falkuun my own roadkill trip

my brother found 1989 camaro rs in modesto cal this past summer. i live in middle of texas. i bought it from him and i spent a week in modesto getting road worthy at least to L.A. where my mom lives. almost made it to LA. radiator clogged and blew out a hose just before crossing over the mountain just before the fort. i went to autozone and got a new radiator and 7 bottles of coolant mix. we replaced the radiator and held it all down with zip ties. spent another week in LA changing the struts/shocks ball joints and visibly busted rubbers in the suspension. from LA headed for phoenix hour in trip i am already dehydrated because ac doesn’t work and only one window goes down. i stop off at autozone and troubleshoot the other window. after checking fuses and wires i start to remove the center console and the dam window start to go down. refuel and continue my journey. hour later the back wheels start to bounce way too much. i pull off highway and drive into first tire shop i see. the compas lift the car and immediately see the front passenger tire is about to blow and the rear sway bar likes are bent. one is broken in half. so o ask for new tires but they don’t have my size and it’s 1 day to get the order in. so i tell him to get tires on the car patched smaller whatever while i walk a mile to autozone to get new sway bar links. it’s mid day and it’s already 100 degrees. when i get back the guys were kind enough to leave rear tires off so i can install new links. but the dam links are way too long. i put tires back on and drive to autozone to get correct links. but they don’t have em. so say fuck it but out the jack and take tires off. i use the long links replace more busted bushing that are obviously busted and finish the job 2 hours later. i head out for phoenix in the afternoon and make it to phoenix that night. the whole time i am fighting the super loose steering. being in between trucks had me shitting myself. as i get into phoenix i hear a huge slap and my steering goes out and i see the temp gauge go up fast. i get off highway and stop at nearest big parking lot. i pop hood and see that the belt got chewed up by alternator. the washer that holds the pulley to the shaft was melted. it was already too late to get to autozone. so i check into the hotel and sleep like a baby knowing that i am staring in my own roadkill episode. up till then it’s been a pain just keeping the car on the road but fuck it. i was having fun. next day i uber to autozone and get new belt and alternator. but the autozone doesn’t have it. the closest autozone that has it is 30 mins away. i tell the autozone employee my situation and does me a solid. he gets one of his employees to pick it up for me. i get what i need, give a big thanks and some cash to the homies at autozone and uber back to parking lot. i get started working on it at about 10am and it’s already 100. once the car is up and running i head to the autozone and get window shades for the t-tops. the sun was burning what little hair i have left on my head. while heading back to autozone i see that the temp is way too hot. so while at the parking autozone parking lot i cut and tape window shades everywhere clean out the car and get ready to replace the coolant temp sensor. once the car was buttoned up i head back out to el paso. by the time i left the parking lot it was was hot as fuck. past phoenix outside temp hit 108. i was drenched in sweat. i wrapped a shirt around my head and and kept it wet. it felt like being in an oven. i usually like to drive barefoot on long trips but fuck me my feet were touching hot iron when i would brake. thankfully planed for dehydration and had tons of bottles of pedialyte. and that was the end of car problems all the way to san antonio. can’t way to do it again.

2022.08.15 14:33 upbstock preperzzzzzzzzzzz

China lowered two key lending rates and injected more cash into its economy Monday as it looks to keep stimulating the economy. The country remains the global monetary policy outlier, with the rest of the major economies tightening in an effort to tame inflation.
The People's Bank of China cut its one-year lending facility rate by 10 basis points to 2.75% and cut the seven-day lending rate the same amount to 2%. The PBOC added 2 billion yuan through seven-day reverse repos.
Economists had expected the seven-year rate to stay steady. But policymakers are still clearly worried that risks are to the downside with strict COVID policies and weakness in housing, even though plenty of liquidity is stoking inflation pressures.
Later in the day, the government reported a batch of mostly disappointing economic data.
China July Industrial Production rose 3.8% y/y (vs. 4.6% expected) and slightly lower than the 3.9% figure reported in June. Retail sales increased 2.7% in July compared with the same period in 2021, below the 5% forecast. In addition, China's jobless rate for 16-to-24-year-olds hit 19.9%, the highest ever recorded. And new house prices were down 0.9% y/y (vs. down 0.5% prior).
The Shanghai Composite (SHCOMP) was flat. The Hang Seng (HSI) was down 0.5%. China bond yields were lower.
Rebound still seen: Still, the "question is no longer whether we get a rebound (in the Chinese economy), but how much of one," Morgan Stanley Economist Seth Carpenter wrote in a note. "Covid-zero policies are slowly easing and we think more relaxation will follow the Party Congress in October," Carpenter said. "But will freedom of mobility be enough to reverse the challenges of the housing market? Recent policy action to address the housing crisis will help, but I fully expect that a much larger package will be needed. Ultimately consumer and property confidence will need to make a rapid recovery if the rebound can take shape," he added. (2 comments)
Retail revisions
The bad news for major retailers is likely to continue flowing into the second half of 2022, according to Morgan Stanley.
While consumer discretionary stocks have underperformed in 2022, the sector has surged as of late. For example, the Consumer Discretionary Select Sector SPDR (XLY) has roared about 20% higher in the past month as bulls pounce on signs of peak inflation and improving (albeit modestly) consumer sentiment. Retailers, of course, have been major beneficiaries of this swift sentiment shift.
In a note to clients previewing Q2 and second-half results across hardlines retail ahead of a busy earnings week, equity analyst Simeon Gutman advised that the sector's rally may be short-lived. He observed that about half of the companies in his coverage have already cut guidance this year. Yet, despite the preemptive move to temper expectations, Gutman sees it as “almost inevitable” that more negative revisions come during earnings week.
“Only the Dollar Stores and (to a lesser extent) [Home Depot] (HD) appear relatively insulated in Q2,” he explained. “For the rest, there is potential for downward revisions, even from companies that have pre-announced.”
As such, he retained Buy-equivalent ratings on Dollar General (DG), Walmart (WMT), AutoZone (AZO), and Driven Brands (DRVN). He was conversely cautious on more discretionary names such as Target (TGT), Best Buy (BBY), and Williams Sonoma (WSM). (48 comments)
Streaming ratings
Netflix's (NFLX) runaway hit Stranger Things topped streaming ratings yet again - holding status as the only program to stream a billion minutes for the week, and then some.
The show, riding high off an Independence Day weekend release of the end of its fourth season, streamed 2.947B minutes to easily top Nielsen's most recent weekly streaming ratings (for July 11-17). The offering that came closest to the horrosci-fi hit was Netflix's own animated film The Sea Beast, which doubled up its minutes from the prior week, to 920M.
But Amazon Prime Video (AMZN) is keeping up its recent momentum with two top-five programs: Action series The Terminal List landed at the No. 3 spot with 887M minutes streamed; and with its season over, Amazon's The Boys held a lot of the prior week's viewing to sit at No. 5 with 828M minutes, just behind Netflix's new take on Resident Evil (858M minutes), and just ahead of No. 6 - a show on both Netflix and Hulu (DIS) (CMCSA), Alone (818M minutes). Saudi Aramco record
Saudi Aramco CEO Amin Nasser said on Sunday it is ready to raise crude oil production to its maximum capacity of 12M bbl/day if asked to do so by the Saudi government.
"We are confident of our ability to ramp up to 12M bbl/day any time there is a need or a call from the government or from the ministry of energy to increase our production," Nasser reportedly said.
The comments came as Aramco (ARMCO) reported a 90% surge in Q2 profit to a stronger than expected 181.64B riyals ($48.4B), the state oil company's highest quarterly net profit since it started trading shares on the Saudi stock exchange in 2019. (6 comments)
Long inflation road
Last week's inflation data - July's consumer price index and producer price index - started to show some relief in rising prices, but the U.S. economy is still a far way off from reaching the Federal Reserve's 2% inflation target.
Much of the relief came from lower gasoline prices. The bad news is that the "stickier" prices such as shelter costs kept rising.
"So this month-to-month 0% increase is better than what we've been seeing, but there's still a lot of worrying, underlying trends and inflation," said Robert Frick, corporate economist at Navy Federal Credit Union, in an interview with Seeking Alpha.
"One of the more troubling things that I don't think got enough analysis was food costs," he said. Global upward pressure on grain prices is fueling baked goods prices. The avian flu has reduced the chicken flocks, and the U.S. milking herd is very low. "So you're going to see a lot of stickiness in food costs," which traditionally are fairly flexible - "but not this time around." (23 comments)

2022.08.14 14:43 mikeclark1982 Memphis drivers absolutely suck

I know there was a rant about this yesterday, but last night I had my true first interaction with this shit a few hundred feet from my apartment. Going to Kroger after realizing I had no flour (and nearly made coffee fried steak in the process), I got my stuff, left and got in the turning lane to turn on idlewild. Thinking the lane closest to the turning lane going west was clear, I damn near turned, but NOPE. there was a piece of shit who was driving at 9pm WITH NO. FUCKING. HEADLIGHTS. honking my horn and flashing my brights (sorry other drivers), he turned em on. If the lights off that citizen apartment weren't on and bounced off their car, good chance my car would be totaled and I'd be in the hospital. What's so fuckin hard about getting in a car, buckling up, and at night flipping a goddamn switch to make sure your lights work? And if they don't, go to AutoZone and buy a pair of headlight bulbs?! I don't have that kinda money to just wreck a car and buy one 2 hours later!
Jesus fuck, man. Why are drivers so goddamn bad? Every day I leave for work, I see skidmarks everywhere, and even though I go 70 on the interstate, motherfuckers make me feel like I'm in a goddamn jalopy.
What the fuck, man!

2022.06.08 03:54 Timf1991 ayc/ sp-iii fluid alternative

Hello all, I recently got a evo x. I have owned a magnitude of dsms, and a evo 8, but am new to this platform. Currently the car is throwing a awd service code. The notification is only pops up after the car is on and gets above 5mph. I checked the reservoir and it's slightly below minimum (after the car is off for a while) which leads me to believe the issue is with the fluid level. I was wondering if there are any off the shelf (autozone) atf alternatives to sp-iii fluid, since the closest mitsu dealer is a haul. I read a few threads about people using atf+4 or mutlicar atf for general fluid changes on transmissions also needing sp-iii, but was wondering if these would still function in the ayc pump as well.

2022.05.08 21:05 shnr2003 2014 silverado rough idle after pcv valve replacement

Basically what the title says. Yesterday I replaced my PCV valve on my 2014 Silverado and everything seemed to go OK. Today I drove to my mother in laws house and everything was fine. We were getting ready to leave after maybe 30 minutes inside, I went out and started it to cool it down for her I noticed that the RPM's were low, like 350-500. Then I felt the engine shaking fairly violently and proceeded to turn it off. I started it again and now there is a check engine light. I checked all connections and they appear seated. I do not have access to a reader and the closest Autozone is 15 minutes away and I do not feel that driving it there is safe for the motor.
On mobile, sorry if there are typos.
Any advice?

2022.02.23 06:35 deanthebean2843 Need help with my Avalon

Hello everyone this is a long shot but I don’t know what else I can do. I have a 2011 Toyota Avalon that recently had the license plate tag light go out. As I tried to fix it I made it worse & eventually broke the housing that held the bulb. My question is where can I buy/order the housing, gasket, & cover for the light. I’ve looked on Amazon, eBay, autozone, etc. but none seem to have the parts. Am I better off going to a dealership? I work 6 days a week & the closest Toyota dealership is 100 miles away so getting a day off might be kind of tough. Any advice is very much appreciated. Any part numbers would be super appreciated.

2022.02.02 03:40 microwavedalt [Torture Reports] January 2022 in California

Hearing the hum is all the time.
Saturday, January 1, 2022
At 4 am, lasering of my bladder woke me up. Immediately after I got up, extreme heavy pressure on my brain. I put my head back in the head crate. However, it could not shield the pressure. I would not go back to sleep because the pressure continued. At 6 am, I arose.
At Coffee Bean cafe, cold torture for updating my Arizona and Nevada files.
While sitting in sunshine in the park, cold torture. RNM outdoors next to street lights and wifi. Itching my crotch. Worse headache.
My microSD card was hacked yesterday. Read only. Corrupted files. I copied my files to amother microSD card. Chills. Cold torture.
At 3:40 pm at El Pollo Chicken, while updating arizona and nevada to do list, almost knocked out and cold torture. groggy. Itching my crotch. Knocking unconscious is stronger. I almost became unconscious. More cold torture. Worse headache. Knocked out. After regaining consciousness, several seizures. Stinging brainstem. Itched my crotch again despite being in a restaurant.
I logged into reddit. More itching of my crotch at a restaurant. Cold torture continued from 3:40 pm to 6:30 pm when I left. Very cruel.
Pebbles stolen from left tank. Left tank got moved away from crate. Very strong pressure on the back of my head while sleeping. I turned around so my face faced the left side. The pressure on the back of my head and lasering of my bladder woke me up.
While trying to fall back to sleep, cold torture. Despite two wool blankets.
Sunday, January 2, 2022
My alarm range at 4:30 am. Immediately after getting up, heavy pressure on top of my head all day.
I pushed the left tank to the crate and am thinking what type of spacer to put next to tank to keep it in place. I replaced the stolen pebbles in the left tank.
Cold torture through two new cotton hoodies and a wool sweater.
At dog park, RNM because my helmets were dry. How do they perform RNM outdoors? Less power density of pulsing of brain outdoors in the sunshine. Pressure on top of my head is the same whether outdoors or indoors except less at the beach and off grid.
Immediately after dinner, power density and speed of pulsing of my brain increased. My brain also feels like it is vibrated. Are LED light bulbs at restaurant vibrating my head?
Earlier this week, I conducted research. Some of the files were deleted from my microSD card and computer.
Monday, January 3, 2022
Strong fast flickering light at my eyes and lasering of my bladder and stomach woke me up. My clay eye mask had moved above my eyes. I moved it back and went back to sleep.
Strong pressure on my brainstem woke me up. I had not tied my rock scarf around my neck. The rock scarf was too low. My heck was stiff. Though I got up after my alarm rang, I feel like I had not gotten any sleep.
Strong and fast pulsing from my phone at my eyes. My eyes were blinking. My phone was on the table to the right of me. Strange it could target my eyes from an angle.
Cold torture while typing this. Cold torture 20 minutes earlier whilee thinking about moving off grid. RNM because I had not poured water over my helmets this morning.
While typing this torture report, two EMP attacks at my laptop on battery power. Battery is about to die.
Tuesday, January 4
I took off my watch and left it in my car while I went to the gym. My watch was stolen this is the second watch in the past month that was stolen from my car at the gym. Mind control not to be on time?
I discovered one of the four power adapters I purchased for my asus laptops had been stolen from storage
At a foothills park, no grogginess or unconsciousness. Less pressure on the top of my brain. still have a migraine. Lots of bluetooth and wifi but too far from houses. where is the bluetooth and wifi coming from? Light meter measured flickering light on top of my head but not my eyes.
While using a library computer doing reddit, I was made groggy and for a few moments unconscious. censorship.
while walking at a park, heavier pressure on top of my brain and cold torture.
I returned to the library. I was knocked out in my car till 9:44 pm for three and a half hours. I was cold. My jaws and brainstem were painful and stuff. Worse migraine.
While walking my dog, chills and lasering of my bladder.
The concussion resulted in my over sleeping.
Wednesday, Jan 5
Vibrating of my hands and lasering of my bladder woke me up.
while walking, lasering of my bladder and heavy pressure on the top of my head.
While typing this outdoors in a foothills park, strong pulsing of my brain from my laptop No grogginess or unconsciousness at the park vibrating of my feet. Immediately after wetting my helmets, my right knee was lasered.
I went to a jewelry store that is having a going out of business sale. The store was sold out of watches.
While using a library computer, I purchased two watches online. I was knocked out for 45 minutes. Mind control not to purchase replacements of what the military steals. The military stole two watches in this month. A patron arose me telling me the library is closing.
The concussion was severe. I could barely drive. I could not take my puppy for a walk. The concussion caused me to over sleep. My puppy went for 11 hours without relieving herself.
