I work out a lot, eat healthily, and will continue to do so! Strength training has massively helped with my hypermobility, so it's absolutely something I'll be doing for a long time to come.
I’m an open-minded, empathetic, and loving guy, who has a lot of love to give to the right person. I cherish quality time with people I really care about. I love travelling and seeing new cultures, learning about history and global issues, and generally trying to better understand myself and the world around me. I’m always curious and eager to learn new things and expand my horizons. I would love to find a partner who shares this mindset.
I want a true life partner; someone I can love with all my heart, and who will do the same for me. Someone who is kind, honest, loyal, and supportive. Someone who has similar interests and values as me, but also has their own personality and goals. Someone who is adventurous and willing to try new things with me, but also enjoys cuddling on the couch and watching movies. Something else that’s important for me is that I don’t drink, smoke, or do drugs at all. It’s just not my thing. I prefer to enjoy life without any substances that might alter my perception or mood. 2023.03.30 06:18 devemu Thoughts on this “idea” in lieu of payrise?
So in my previous job I asked for a pay-rise after 1 year and my boss said something bullshit along the lines of::
“the business is struggling and there’s no money in the budget to allocate to pay rises”
I had an idea at the time along the lines of - Keep my total pay the same, but increase my hourly rate, and I’ll reduce my work week by 2 hours. Effectively a fair pay rise for me(I’ve up-skilled over the year, I’ll be doing effectively the same amount of work for same pay).
At my current job I asked for a pay-rise and again they said some bullshit equating to “no”. So I’m going to put forward my idea, and see what the company does. In the meantime I’m job searching anyhow. Industry is software if it matters.
Could this idea be useful for anyone? Increase your effective hourly rate but reduce total hours to keep total remuneration the same barring a proper payrise. How would you get it added to your contract , would that be easy enough to add?

This is a rant but I don't have a small circle so I'm telling you guys.
I'm mad that three children were killed in Nashville. I'm mad that people blame law abiding Christians for tragedies. I'm mad that there are a plethora of non right infringing solutions to major problems we have and the people in charge are too corrupt to do anything about it. I'm mad that I continue to struggle in my sin and back slide to it whenever my emotions dictate. I'm mad that my daughter has to grow up in a scary world. I'm mad that I have to work to earn money to live. Money isn't even real. I'm mad that my best friend is being pulled away from the path of God and I feel the holy spirit telling me to talk to him about it but then I feel incredibly guilty because I'm struggling with my own sin. I'm mad that I have to share custody of my daughter and can't have her all the time. I'm mad that no one seems to understand how valuable my time with my daughter is, after fighting for it since before she was even born. That one requires further explanation but I'll leave it where it's at for the sake of this post. I'm mad that i haven't slept for more than 3 consecutive hours per day this past week. Uhhh I'm sure I'm forgetting something but just off the top of my head that's it.
I'm mad and it's exhausting but letting go is becoming increasingly more difficult these days.

2023.03.30 06:17 Wonderful_Pool_8526 i ghosted him then he ghosted me. it’s been 3 months how do i get over it.
SO. I 22F met a guy 20M on tinder in December 2022. we texted for about 3 days and i had ghosted him. side note we didn’t have plans and i didn’t stand him up or anything but i still ghosted. not gonna bother giving an excuse as to why i did it bc it doesn’t add to the story and i acknowledge all of my wrongs and don’t intend on EVER treating someone like that again.
anyways, i had seen him on campus about a month later and texted him apologizing for what i did. i didn’t do this with the intention that we could go out but he responded that he understood completely and he still wanted to take me out on a date. how could i say no to that. fast forward we’ve been on 2 dates, we’re texting quite a bit and he’s an absolute gentleman. our chemistry is out of this world and it seemed perfect so far. i wasn’t in love or had feelings but it was the start of something that could’ve been real. that’s when he decides to ghost me right back the day before our 3rd date. that’s fair i absolutely deserved a taste of my own medicine. a couple days later i text him again pathetically. then a month or so later i text him again saying i was thinking about him and was wondering if we can hang. you can guess that he obvi didn’t respond. embarrassing on my part I KNOW. on the meanwhile i had seen him pop up on my tinder as online quite literally the day after he ghosted and a couple times after that so he’s not really off the market.
since then i’ve been on a bit of a mission to find someone else i can connect with as well as i did with him. and i mean a real mission, in the last 2 months i’ve had a thing with maybe 15+ guys. not sleeping the pain away just trying to meet people ya know (i.e dates).
i’ve been having a hard time and i noticed every time i end it with someone else (no longer ghosting btw i communicate now) i feel the same intense pain that i did when he ghosted all over again. at the time, i didn’t think i needed to heal for longer than a month for a guy i knew all of 2 weeks but i’m starting to think i may have been distracting myself instead of healing. i did the whole thing tho… i journaled, i reached out to people, i got angry, i got sad, i wrote poetry THE WHOLE NINE YARDS for a month and yet i still feel hurt and cry over it on some days.
what i’m asking for is advice if anyone has any to spare. how do i sincerely “feel my feelings” or, whatever the fuck, the right way so i can move on once and for all

2023.03.30 06:16 Jeffbak My analysis on Brandywine - they should buy-back shares
Below is their FFO breakout per the latest 10-K.
For the 2022 year, it shows FFO of $239M. The common dividend payout was 172,870,758 (diluted year end avg. shares) X $0.76 (dividend for the year) = $131M paid to common shareholders as a dividend. I understand their 2023 FFO goals are $1.12 - $1.20 for full year 2023 due to the higher financing costs they mentioned. Say they are at $1.15 per share for all of 2023. Assuming the same share count of 172M, that means they should have an FFO of roughly $1.15 per share X 172M shares = $197M. That leaves a delta between FFO and the dividend of $66M. This will continue to add to their $590M in liquidity. My only point here is that there is nothing more accretive in terms of FFO, when a reit is yielding above 8% and there is a wide moat, than to buy back shares. Say they took $100M of their straight cash and drew down a bit on that 8% line of credit they can draw down to $250M, that $100M share buyback has the same effect of taking excess cash and some 8% debt, and instantaneously investing that into an immediate 17-18% yielding asset (asset being the company and it's current dividend). $100M share buyback at the current yield, all things equal, would increase FFO per share by $18M annually. This increase in per share FFO would more than take care of refinancing those $350M notes due in 2024 at say a 3% increase from where they're at now (this would take them to the high 6% /7% yield on those notes (which is reasonable). $350M * 0.03 = $10,500,000 increase in interest expense likely coming in 2024. However, when a highly profitable company like a reit gets a share price this low, the most accretive thing they can do for shareholders is a buyback with excess cash flows. That being said, I should disclaim that I am long on this reit and have been buying down heavily over the past 2-3 quarters (basis is around $7 now and this one I don't mind chasing down). I read most of the 10K and they had a very operationally impressive year (their occupancy is 89% but they're leased % is 91% leased. They're retention has also been improving with what appears to be just below 20% base rent growth on renewals. Their '22 '23 NOI growth (I want to say it was .10) is expected to effectively reduce just over half of their interest rate increase expense according to 10-K guidance. Am I missing something by saying them using their liquidity (anything sub 18% - current dividend - they have will be essentially accretive), if they buy back shares. I mean if you can borrow at 8% and turn around and immediately invest at 18% (current dividend), wouldn't you do that all day long? You would be putting money to work effective immediately, at an 18% yield buying the only thing better in terms of US credit...their own.

Hello to everyone who saw my original post. I wanna say thank you for the advice, and for the first time in a long time I actually took advice from someone to better myself.
So, to recap I didn't know if I should break up with my boyfriend because he wanted a kid and I didn't. We discussed it that night after I posted on reddit. Essentially, he viewed our relationship as being temporary, which he was okay with. He means that in 10 years if he decides to have children we would break it off. This did not sit right with me, so I thought about it for several days. I just couldn't stop thinking about me in 1-3 years heartbroken over this man when I knew it would eventually happen. Like many of you told me, it formed a seed in our relationship in my point of view.
I broke up with him today :(
He was understanding that it crossed my values and was able to understand where i was coming from. I explained falling in love with someone if I know we're gonna break up eventually is not okay and will 100% hurt 10x more in the future than breaking it off now. He was incredibly sweet and we cried together. I want to be friends with him but I told him to give me some space first. I wish I could have fallen in love with him because I had so many amazing moments where we were laughing and smiling. It really, really sucks. It taught me a lesson to know values beforehand. I guess this is growing up and maturing i don't really know. I do miss him a ton :( I fought the urge to just call him and say nevermind.
I just want to say thank you to the strong women on here that are secure in their choices and gave me their own input. It definitely taught me a lot about a healthy relationship, even if it was short. I miss him a ton but I spared myself the heartbreak down that road.

Posted a question yesterday about houses and now have a follow up question.
Currently we are 2/5 years in our 5 year fixed at 1.89%
We owe 530k left and our house value is around 650k (same house in our survey just sold)
We are looking at a bigger house, (kids on the way, we are doing well in one wise)
Is it smarter to wait until our five years at 1.89% is up? Or if we buy a house now does it blend with the new rate and we get an average?
Should we not wait because houses seem to always go up??
A little lost, what would you do?
What is the best route to do, we are very new to housing, not entirely sure how it all works.

2023.03.30 06:14 FLUT3 How does your team keep track of ideas/tech debt/easy wins?
I noticed me and other more senior engineers keep our own notes on things to think about for later (e.g. you're working on a ticket and realize there's a cleanup you could do at a later time)
Often we don't have enough time to get to them, but I realized these are some pretty golden nuggets that should be shared across the team (and also provides jr. engineers some ideas on what to work on that could be very valuable)
Do any of you have a process for this type of sharing? Gathering ideas throughout the quarter instead of just having one mega quarterly planning where you try and remember everything and group together your notes?
We use JIRA at work and we avoid putting things in there that we aren't planning to work on. Where do you all put the ideas or stuff in-between?
So far what I've done is asked for people to put their ideas in an excel sheet and every quarter I manually organize them by category, pick the one that has the most value for the amount of work and write a proposal for the next quarter. Is there a better way?

Every day I see people hurrying here, hurrying there. Motorists driving like they're trying to qualify for Daytona. Fellow employees rushing for the timeclock at 5 before the buzzer has even sounded. Then they speed away from the parking lot like the building was going to explode. Now I like to be relaxing at home as much as the next person but let's do the math. 10 miles at 60 mph is 10 minutes for the journey. At 70 mph, 8 1/2 minutes. so to gain 1 1/2 minutes you reduce your reaction time in rush hour traffic increasing your stress, risking accident, speeding tickets and incurring the wrath of other motorists. I have a suggestion, an experiment if you will. For 1 week, don't rush, take your time, stick to the speed limit. When you in line at the grocery store or convenience store, let the person behind you go first(their reaction will surprise you). There is no where that you are going that won't be there 30 minutes from now, and if it won't be, do you really want to be there when it disappears?

A year ago my friends and I had a nice night in with substances and movies and what you would expect from an adult sleepover. I’ll call my best friend in this situation Blake, and the guy who SA’d him Trevor, and my other friends Sydney and James.
Blake had taken some edibles (more than I realized at the time) and by the end of the night he was virtually comatose on my couch. I set it up as a nice sleeping area for him, and later Trevor got under those covers too. Our group was super comfortable with each other before this so I didn’t find this too strange. What became strange was, as me and James were dozing off, we heard pretty sexual noises coming from their couch. I looked over and could kind of see Blake pushing Trevor away and muttering stuff, and something in my gut felt like this was even less good than a consensual situation on MY COUCH. I looked over at James and his eyes seemed scared about it too, and I resolved to cut this off either way. I said they needed to cut this out in my living room; we were expecting a sleepover and this was a situation with way too many substances for this. Blake looked distressed even after this had ended, and Trevor finally had the sense to leave half an hour later, while I watched him intently to make sure nothing else happened. While this had all gone down, Sydney was asleep and facing away.
For reference, Trevor is best friends with Sydney, who is best friends with my roommate James. I only really tolerated the two of them because of that fact, since I had felt weirdly about them before this too. Anyways, the next day, everyone seemed determined to act normal. When I was finally alone with Blake, I asked him if he was really okay and he broke down. I felt a stab in my gut with my suspicions that this wasn’t consensual confirmed, and I said I’d be there for him however possible.
It took Blake a while to be comfortable enough to have any sort of confrontation and cutting off of Trevor, and he still wants to be anonymous to our friends. I took it on myself to cut Trevor out of our plans and chats and spread the information to our friends that Trevor was no longer welcome because he SA’d a member of our group and I and James had seen it ourselves (prior to stopping it). The first person I wanted to tell was Sydney — I figured as his best friend who often lives with him, Syd would want to have a heads up and maybe even could ask one or two things of me to make this easier on them. I did honestly feel for Sydney here.
When I explained the situation, Sydney responded like they were writing an out-of-office automatic email via text. “I value our friendship and will respond when I am less swamped with work!” This was a week ago, and the last we spoke of it. By now, I have cut Trevor out of our social chats and plans, as a person who has a decently large influence in our group, and the reception has been as warm-to-neutral as I expected. Today, I saw Sydney again, and really did intend to be patient despite my plans to go forward with explaining Trevor’s exclusion to everyone else. Instead, Sydney’s enthusiastically yelling to the crowd, “Awwww Trevor’s doing X Y and Z right now! So cool!” This was in front of Blake, who knew of Sydney’s prior update. I wanted to yell at them so badly. Honestly, I kind of wish I did.
I'm undoubtedly going public with this soon, and expect to never tolerate Trevor again. But does anyone have advice or perspective on handling Syd's disrespect?

Curious to learn if anyone has had their dosage increased by more than 2.5Mg in one swoop, like from 2.5 to say 7.5 or 10Mg skipping the 5Mg. How did it go? Are you happy with the result or do you wish you had progressed as most do at 2.5mg every four weeks?
